engineer, the local building official and the Prefabricated Structures Section of the Building
Codes Division.
Foundation systems, marriage connections of multiple component units, site work done outside
of the confines of the structure (plumbing, electrical, gas piping, and utility connections) are the
responsibility of the local building department having site jurisdiction.

Submitted plans are acceptable subject to the following:
1. Exit doors shall be openable from the inside without the use of a key or any special
knowledge or effort. The opening of any door shall not require more than one simple motion.
The use of dual locking and/or latching devices or any dual combination of the above is
prohibited. See exception to first sentence above for key lock only for groups B, F, M, & S
occupancies. 1996 OSSC, Section 1004.3 see exceptions.
2. There shall be a floor or landing on each side of a door. When access for persons with
disabilities is required by OSSC Chapter 11, the floor or landing shall not be more than
1/2 inch lower than the threshold of the doorway. 1996 OSSC, Section 1004.9.
3. Vapor barrier shall be installed on the warm side (in winter) of all insulation as specified in
the 1996 OSSC, Section 1307.1.8.1.
4. Exposed vapor barriers (not in substantial contact with a covering surface) shall be rated
FS -25 or less in Types III, IV and V combustible construction. 1996 OSSC, Section 707.3.
5. The flame spread of interior wall and ceiling finishes are to be a maximum of:
Stairway -Class I, Corridor -Class 2, Other Areas-Class 3. 1996 OSSC, Section 804.1, Table
8B.

6. In other than dwelling units, toilet room floors shall have a smooth, hard, non - absorbent
surface, which extends upward onto the wall at least 5 inches. Walls within w/c
compartments and within 24 inches of the front and sides of urinals shall be similarly
finished to a height of 4 feet. Materials approved for such use (as an example) are glazed tile,
full plastic laminates, and FRP panels. Materials not approved (as an example) are plastic
coated hardboards, V.C.G. board, and special paints over W.P. wallboard. (Materials used in
such walls shall be of a type not adversely affected by moisture, gypsum board shall be of the
moisture - resistive type.) 1996 OSSC, Section 807.1.1 and 807.1.2.
7. This building is required to be accessible to and usable by persons with disabilities. Door,
window, cabinet, plumbing fixture and storage facility hardware shall be of the type that does
not require a gripping or twisting action to operate. Smooth round knob type is not
acceptable. Lever action or panic type (as an example) are acceptable. This applies to all
doors (interior or exterior) that are used during the normal course of a day's activities by the
structure's occupants. Possible exception: janitor and storage closets, furnace rooms. Details
and dimensions not shown shall comply with the requirements of 1996 OSSC, Chapter 11.
8. In areas subject to wind- driven snow, or roof -ice buildup, asphalt shingle application shall
comply with 1996 OSSC, Table 15 -B -1.
9. Enclosed attic and rafter spaces shall have cross - ventilation for each separate space. The net
free ventilating area shall not be less than 1 /150th of the area of the space ventilated. The area
may be 1/300 if Exception 1 and/or 2 is fully satisfied per 1996 OSSC, Section 1505.3. The
openings shall be covered with corrosion - resistant metal with mesh openings of 1/4" in
dimension.
10. Materials exposed within ducts or plenums shall have a flame- spread rating of not more than
25 and a smoke - developed rating of not more than 50. 1996 OMSC, Section 601.3. NOTE:
Class I rated ducts are required for other than residential occupancies.
11. Fire alarms shall be provided in accordance with the applicable provisions of the
1996 Uniform Fire Code, Section 1007.
12. In accordance with 1996 UBC, Standard 25 -2, Section 25.213, lighting fixtures weighing less
than 56 pounds shall have, in addition to the requirements outlined, two No. 12 gauge
hangers connected from the fixture housing to the structure above. These wires may be slack.

13. Suspended ceiling systems shall be braced for lateral loads. Where substantiating design
calculations are not provided, horizontal restraints shall be effected by four No. 12 gauge
wires secured to the main runner within 2 inches of the cross - runner intersection and splayed
90 degrees from each other at an angle not exceeding 45 degrees from the plane of the
ceiling. A strut fastened to the main runner shall be extended to and fastened to the
structural members supporting the roof or floor above. The strut shall be adequate to
resist the vertical component induced by bracing wires. These horizontal restraint points
shall be placed 12 feet on center in both directions with the first point within 6 feet from each
wall. Attachment of the restraint wires to the structure above shall be adequate for the load
imposed. 1996 UBC Standard 25 -2, Section 25.212.3.
14. HVAC unit shall be installed in accordance with the manufacturer's listed installation
instructions. Clearances to supply plenum shall receive particular attention. Provide
instructions with unit when shipped. 1996 OMSC, Section 304.1.
15. Bathroom exhaust fans shall be vented to the outside in non - combustible, non - absorbent
ducts and shall be equipped with backdraft dampers. 1996 OMSC, Section 504.1.
16. The exterior envelope; the design, construction and selection of heating, ventilating, air
conditioning systems, piping insulation and service water heating systems shall comply with
1996 OSSC Chapter 13 on Energy Conservation.
17. All plumbing, wiring, heating, and structural work below the level of the modular unit
(bottom of floor joists), shall be site - permitted and site - inspected.
18. Thermal insulation shall not be installed within 3" of any metal chimney or gas vent.
Recessed light fixtures shall not be installed in cavities intended to be insulated.
EXCEPTION: Fixtures identified as I.C. 1996 OSSC, Section 1307.1.1.4 or 1312.1.2.
19. Permit will be required from local jurisdiction for wood stove if stove is not installed and
inspected at plant prior to moving unit.
20. A 1 -perm or less dry cup vapor barrier shall be installed (on the warm side in winter) of all
exterior floors and walls of heated residential buildings. In all exterior ceilings without an
attic space above, an approved vapor barrier having a 0.5 -perm cup rating or less shall be
installed. EXCEPTION: Ceilings with ventilated attic space above. 1996 OSSC, 1307.1.8.1
or 1312.1.4.
21. Maximum allowable notching in exterior walls and bearing partitions shall not be more than
25% of the width. In nonbearing walls, the notch shall not exceed 40% of its effective depth,
1996 OSSC, Section 2326.11.9. Bored holes in studs shall not be more than 40% of the stud
width. Holes equal to 60% of the stud width are allowed in nonbearing walls and bearing
walls where the bored stud is doubled. No more than two such successive studs will be
allowed. In no case shall the bored hole be closer to the edge than 5/8 ", 1996 OSSC,
Section 2326.11.10.

22. Use of Adhesives: Plywood components shall be designed, fabricated and identified in
accordance with 1996 OSSC Vol 2, Div IV, Sec. 2348. 1996 OSSC, Section 2313.
The manufacture and fabrication of structural glued- laminated timber shall be in
accordance with ASTM D 3737. All work shall be under the supervision of qualified
personnel. 1996 OSSC, Vol. 2, Section 2312.6.
Adhesives for structural laminating shall conform to the requirements of ASTM D
3024 and D -2559, APA AFG -01. Approval for wet use (plus 16% moisture) are limited
to a phenol, resorcinol or melamine base. Approval for dry use (minus 16 %) are the
above and a casein type with a mold inhibitor. 1996 OSSC, Vol 2, 2348.2.3.2 and
2348.2.3.3.
Adhesive use not meeting these standards is not acceptable for structural use.
23. T1 -11 Plywood utilized in single -wall construction shall be nailed in accordance with
American Plywood Association (APA) nailing specifications with a line of nails - in each
panel edge. Slant driving a single line of nails at vertical shiplap joints is not permitted.
24. Audible alarms shall produce a sound in accordance w /the Fire Code. Visual alarm signal
appliances shall be integrated into the building or facility alarm system. Where single- station
audible alarms are provided, single- station visual alarm signals shall be provided.
Visual alarms shall be located not less than 80 inches above floor level, or 6 inches below the
ceiling, whichever is lower, and at an interval of not less than 50 ft. horizontal in rooms,
corridors and hallways. 1996 OSSC, Section 1109.14.2.
25. Headers. Headers and lintels shall conform to the requirements set forth in this paragraph and
together with their supporting systems shall be designed to support the loads specified in this
code. All openings 4 feet wide or less in bearing walls shall be provided with headers
consisting of either two pieces of 2 -inch framing lumber placed on edge and securely
fastened together or 4 -inch lumber of equivalent cross section. All openings more than 4 feet
wide shall be provided with headers or lintels. Each end of a lintel or header shall have a
length of bearing of not less than 11/2 inches for the full width of the lintel. 1996 OSSC
Section 2326.11.6.
26. Bracing. All exterior walls and main cross -stud partitions shall be effectively and thoroughly
braced to resist wind and seismic forces by one of the following methods:
1. Nominal 1 -inch by 4 -inch continuous diagonal braces let into top and bottom plates and
intervening studs, placed at an angle not more than 60 degrees or less than 45 degrees from
the horizontal, and attached to the framing in conformance with Table No. 23 -I -Q.
2. Wood boards of 5/8 -inch net minimum thickness applied diagonally on studs spaced not
over 24 inches on center.

3. Plywood sheathing with a thickness not less than 5/16 -inch for 16 -inch stud spacing and
not less than 3/8 -inch for 24 -inch stud spacing in accordance with Tables Nos. 23 -I -M -I and
23- I -M -1.
4. Fiberboard sheathing 4 -foot by 8 -foot panels not less than 1 /2 inch thick applied vertically
on studs spaced not over 16 inches on center when installed in accordance with Section 2315
and Table No. 23 -I -P.
5. Gypsum board (sheathing 1 /2 -inch thick by 4 feet wide, wallboard or veneer base) on
studs spaced not over 24- inches on center and nailed at 7 inches on center with nails as
required by Table No. 25 -I.
6. Particleboard wall sheathing panels shall be in accordance with Table No. 23- I -N -2.
7. Portland cement plaster on studs spaced 16 inches on center installed in accordance with
Table No. 25 -I.
8. Hardboard panel siding when installed in accordance with Section 2320.6 and Table No.
23 -I -0.
For methods 2, 3, 4, 6, 7 and 8 the braced panel must be at least 48 inches in width, covering
three stud spaces where studs are spaced 16 inches apart and covering two stud spaces where
studs are spaced 24 inches apart.
All vertical joints of panel sheathing shall occur over studs. Horizontal joints shall occur over
blocking equal in size to the studding except where waived by the installation requirements
for the specific sheathing materials.
The location, type and amount of bracing shall comply with Table No. 23 -I -Q.
27. There shall be not less than 3 studs installed at each corner of an exterior wall. 1996 OSSC
Section 2326.11.2.
28. Welding procedures, welder qualification and welding electrodes shall be in accordance with
Divisions V, VIII, and IX or X and approved natural standards. 1996 OSSC Section 2209.
29. The valuation is determined by the FOB price with documentation in the file.
The plans for the above - indicated new structure are acceptable as submitted subject to the items
noted above and the approval of the authority having site jurisdiction.
