Temple Occupancy Type: A2.1 Add,ress: 11365 SW Tigard Street Occupant Load: NA Area: 19,690 Sq Ft Stories: 2 The plan review was performed under the State of Oregon Structural Specialty Code (OSSC) 1998 edition; and the Tualatin Valley Fire & Rescue Ordinance 99 -01 (TVFR99 -01) 1999 edition. The submitted plans are approved subject to the following. Components and details for the new fire service lines and hydrant do not appear on the revised plans. The items are as follows and are being considered as deferred submittals: • Fire Hydrant Assembly • Thrust Blocking Details • Equipment Cut Sheets for valves in the vault. Deferred submittals can be charged a minimum $200.00 fee GENERAL REQUIREMENTS 1. Special Inspection: Special inspection is required for the Keystone Retaining Wall System. The special inspection agency of record shall furnish inspection reports to the Engineer of Record, Briggs Engineering Inc., the General Contractor, and the City of Tigard, Building Division, attention Hap Watkins. All discrepancies shall be brought to the immediate attention of the general contractor for correction. The special inspector shall submit a final signed report stating whether the work requiring special inspection was, to the best of the inspector's knowledge, in conformance with the approved plans and specifications and the applicable workmanship provisions of the code. 1701.3 OSSC 13125 SW Hall Blvd., Tigard, OR 97223 (503) 639 -4171 TDD (503) 684 -2772 EROSION • Erosion control measures shall be in place prior to excavation or grading. FIRE • • The private fire service main shall be at least 30 inches below grade. • _The private fire service main shall be flushed thoroughly before connection to the system Hydrants in order to remove foreign materials that might have entered the main during the course the installation. • All piping shall be inspected prior to backfill. ACCESSIBILITY • Accessible walkways and routes shall not exceed a running slope of 1 unit vertical in 20 units horizontal (5% slope). Cross slopes shall not exceed 1 unit vertical in 50 units horizontal (2% slope). • Accessible parking spaces, access aisles and accessible route to public way shall be sloped as indicated on sheet 2/5 Approved Plans: 1 set of approved plans, bearing the City of Tigard approval stamp, shall be maintained on the jobsite. The plans shall be available to the Building Division inspectors throughout all phases of construction. 106.4.2 OSSC American with Disabilities Act (ADA): It shall be the responsibility of the Architect, Engineer, Designer, Contractor, Owner and Lessee to research the applicability of the ADA requirements for the structure. The City of Tigard reviews the plans and inspects the structure only for compliance with Chapter 11 of the OSSC which may not include all of the • requirements of the ADA. Premises Identification: Approved numbers or addresses shall be provided for all new buildings in such a position as to be plainly visible and legible from the street or road fronting the property. When submitting revised drawings or additional information, please attach a copy of the enclosed City of Tigard, Letter of Transmittal. The submitted plans have been reviewed and the following information is required prior to the issuance of a Site Permit: FIRE REVIEW 1. The building will require fire sprinklers. The site plans need to reflect all issues regarding site utilities. Provide details for hydrants, vaults, equipment in vaults, Fire Department Connection (FDC), Piping sizes and materials, thrust blocking etc. 2. A fire hydrant is required to be on the same side of the street as the Fire Department Connection. A Fire Hydrant will be required on the project site within 70 feet of the FDC. The hydrant shall be capable of producing the minimum fire flow required for the building which is 2500 Gallons per Minute. RETAINING WALLS 3. A retaining wall is shown at the North and East side of the project. The wall is noted as being modular concrete block and 8 feet tall in some locations therefore requiring an engineered design. Submit engineering. FYI Geogrid type retaining mat will not be permitted to cross the property line. 4. Drainage for retaining walls shall be shown on the plans including the connection to an approved point of discharge. The accessible route that connects to the public way at the East side of the property exceeds the 1 unit vertical in 20 units horizontal slope required by section1103.2.4.3. The sidewalk extending to the West does not connect to the public way. An accessible route is required. Revise plans to show a complying route. 6. Accessible parking access aisles appear to have curbs in front of them. The curb would constitute an architectural barrier. Provide curb cut type ramps or any other method approved by the code for accessible access aisle.
