The City Engineer may approve the marking of a left -turn lane for southbound traffic on Dartmouth Street turning into
the temporary direct - access driveway near the southwest corner of the subject site. The City Engineer may cause the
striping on Dartmouth Street to be revised at any time, when the City Engineer determines that such revisions are
necessary for the safe and efficient operation of Dartmouth Street. Such revisions may include elimination of a
left-turn lane to the temporary driveway. As an example, we would typically begin the consider restrictions when the
queue extends past the driveway during more than five minutes of any hour of an average day,'or when accident
reports indicate a higher- than - normal rate of accidents involving turning vehicles. The City Engineer may restrict left
turns to or from the temporary driveway whenever the City Engineer determines that such restrictions are necessary
for the safe and efficient operation of traffic on Dartmouth Street; provided, that the City Engineer shall provide notice
to the owner of the subject property at least six months prior to establishing permanent left -turn restrictions. STAFF

Traffic Report is included in the street system in the development of the contiguous property, access to the
drive- through restaurant site will be required. In the future, based on an analysis of the City Engineer of the traffic
demands and safety requirements. The driveway onto SW Dartmouth Street may be restricted to "right -turn in /right
turn out only," or limited to the connnection to the future "Loop Road" only. The driveway onto SW Dartmouth Street

The site plan and grading plan shall be revised to provide for driveway access through the south. Until legal access to
Dartmouth Street is available through the property to the south, the site plan may include a direct driveway connection
to Dartmouth Street at a location as close as practicable to the southwest corner of the subject site. After legal access
to Dartmouth Street is available through the property to the south, the City Engineer may require that the direct
driveway access be modified to prohibit its use as an exit from the site, if the City Engineer finds that such revisions
are necessary to provide for safe and efficient traffic operations on Dartmouth Street. The property owner shall
complete all required driveway revisions within six months after being notified by the City Engineer of the required
revisions. After legal access is available through the property to the south, the property owner shall complete all work
necessary to provide a two -way driveway connection between the subject site and the adjoining property to the south.
The connecting driveway shall be completed within six months after the City Engineer notifies the property owner that
the access is available through the property to the south. Legal access through the property to the south shall be
deemed to be available when (1) valid easements or rights of way have been recorded providing access rights for the
subject site and (2) a paved street or driveway has been provided along the access route that connects to Dartmouth

Gentlemen:
This is a Fire and Life Safety Plan Review and is based on the
1991 editions of the Uniform Fire Code (UFC) and those sections
of the Uniform Building Code (UBC) and Uniform Mechanical Code
(UMC) specifically referencing the fire department, and other
local ordinances and regulations.
Plans are conditionally approved subject to Tigard Building
Department requirements and the following items:
