Site Information:
The subject parcel is located at 11420 SW Pacific Highway. The previous business at this site was
outdoor sales, a lumber yard for cedar fencing. The parcel fronts Coronado Street and 65t Avenue. The
only access is off Coronado Street.

Proposal Description:
The proposal is to change the use of a 3,200 square foot building from outdoor sales to office.
The business will be a plumbing and mechanical contractor office. Storage on the parcel will be
limited to less than 50% of the office building area.
SECTION IV. APPLICABLE REVIEW CRITERIA AND FINDINGS
MINOR MODIFICATION OF SITE DEVELOPMENT REVIEW:
Section 18.360.060.0 states that a minor modification shall be approved, approved with
conditions or denied following the Director's review and as follows:
1. The proposed development is in compliance with all applicable requirements of this
title; and
FINDING: Upon review of the proposal's plans and narrative, staff finds that all applicable
requirements of this title are satisfied.
2. The modification is not a major modification.
FINDING: Staff fords that the changes listed in TDC18.360.050.B.1 -11 are either satisfied
or do not apply. Therefore, the proposed development is not a major
modification. This criterion is met.
.CONCLUSION: The proposal is in compliance with the applicable requirements of this title and
it is a minor modification of a site development.

Reliant Plumbing & Mechanical is currently in the process of purchasing the property located at
11420 SW Pacific Highway Tigard, OR 97223
Reliant Plumbing and Mechanical will conduct its everyday operations which include; but are not limited to the
following.

• Plumbing and Mechanical Dispatch
• Day to Day Office Operations
The above property is currently 28,200 sq ft, which is completely fenced and has 20,400 sq ft of existing paved
yard that will be used for company fleet parking. The main front parking lot is approximately 6,200 sq ft and will
be repaired/ paved with nine standard parking spaces and one barrier free handicap space. This front lot
currently has a white picket fence that will be removed once reliant has taken ownership of property. The
