The plan review was performed under the State of Oregon Structural Specialty Code (OSSC)
2004 edition; the State of Oregon Residential Specialty Code (ORSC) 2005 edition and the
Tualatin Valley Fire & Rescue Ordinance 99 -01 (IVFR99 -01) 1999 edition.
According to R106.1.1, construction documents should be of sufficient clarity to indicate that
the location, nature, and extent of work complies with the provisions of this code and acceptable
engineering practice. In order to satisfy this code provision, the following items require your
attention in order to complete this plan review:
1. All `B27" and `B23" joists over the great room are over spanned, no joists are
specified for upper story landing at the stairs, and over the laundry room "A25"
joists are called out on the layout, but the Joist and Beam List has no "A25" listed.
Please revise the floor framing page to reflect these issues being addressed.
2. The window for Bedroom #3 doesn't meet Egress requirements. Please revise the
floor plan and the elevation page to bring the window into compliance.
3. The truss pack and the roof framing plan are conflicting, please revise roof framing
page to reflect the trusses to be used.
4. Combined truss and joist loads on the rear wall require verification of the size of the
footing under window header point loads.
5. Please revise the foundation plan to reflect the continuous footings required by the
engineer on sheet L2 of this plan, and to address any issues with gravity loads.
When submitting revisions or additional information, please attach a copy of the enclosed City
of Tigard, Letter of Transmittal. The letter of transmittal assists the City of Tigard in tracking
and processing the documents.
