To facilitate current and future tenant improvement construction work, the following code analysis
shall demonstrate how this building, which was built under the UBC as a type V -N structure, will
figure as an IBC type III -B.
Chapter 3 — Use and Occupancy Classification; the building will be figured as a B occupancy,
with subsidiary A -3, S -2 and F -1 uses. The A -3 by size and occupancy fits into the B group.
Chapter 4 — Special Detailed Requirements based on Use and Occupancy Classification —N /A
Chapter 5 — General Building Heights and Areas as well as Non - Separated Uses; single -story,
base floor plate equals 12,000 SF (using F -1 as most restrictive). Area increase for fire sprinklers
adds 300 %. Further increase of 50% of basic area allowed for yard separations all around. Total
is 12,000 SF + 36,000 SF + 6,000 SF for a total of 54,000 SF. Existing SF is 46,384 SF. Non -
separated uses allowed.
Chapter 6 —Type of Construction; Type III -B due to non - combustible exterior walls, wood frame
roof system.
Chapter 7 — Fire - resistance Rated Construction; N/A due to type and proximity to other buildings
(Type III -B and 160' yards or greater).
Chapter 8 — Interior Finishes — N/A
Chapter 9 — Fire Protection Systems; fully spinklered up and down.
Chapter 10 — Means of Egress, all spaces served by minimum two distinct exit pathways.
Corridor system in occupancy groups A, B, F and S where present need not be rated due to fire
sprinkler system.
Chapter 11 — Accessibility; generally building complies as constructed - barrier removal occurring
with each TI. In this case new break counter at 34" AFF and roll -in sink base, all orbit style knobs
to be changed out to lever handles. Adequate toilet facilities present without upgrades.
Chapter 12 — 28; N /A.
Chapter 29 — Minimum Plumbing Fixtures; 46,384/200 = 232 occupants / 2 = 116 occupants each
sex = 5 T + 3 L required per sex. 11 T + 9 L (women), 9 T + 3 U + 10 L (men) provided.
