I was on site to inspect the framing construction for the above - mentioned project.
Lower level exterior and interior wall framing is in progress. Concrete foundation
walls and slabs are essentially complete.
• The beam to post connection of the 5 -1/4 x 9 -1/4 PSL beams at the
southwest corner of the atrium at gridlines Ex and D.25 can be done with a
Simpson EPC66 -16 or approved equal. The PSL beam can bear on the top
of the 6 x 6 post as discussed. .
• The 5 -1/4 x 9 -1/4 PSL beams at the southeast and southwest corners of the
atrium are acceptable for the increased span of approximately 8' -6 ". This
span was originally approximately 7' -0" but needs to be revised to make the
interior wall finishes work as discussed.
• The existing 12" TJI joists between gridlines Ex and A shown to remain, were
removed during demolition. These can be replaced with new 11 -7/8" TJI
joists spanning north and south at 16" on center. An 1 -1/4 x 11 -7/8
timberstrand ledger should be nailed to the existing wall studs with (6) 16d
nails at each stud.
• At gridline 1.4 and Ex, a 6 x6 post is required to support the 5 -1/4 x 11 -7/8
PSL. This post should continue down to the foundation below. PHD5
holdowns can be used as shown in Detail 10 on sheet S4.1 for the east / west
shearwall.
• At gridlines Ex 6 at gridline D.5 it is acceptable to remove the few remaining
existing 12" TJI joists and replace with 11 -7/8" TJI's at 16" on center spanning
north / south as discussed.

Matt,
Please allow me to clarify the square footage numbers represented in the submitted design review narrative and site plan.
While I understand your confusion and sincerely apologize, I believe I can explain the figures. A critical line item is missing
from the square footage totals listed on the site plan: "Overall Square Footage -New ". This would be 'area proposed°
(8,815 SF) added to the "atrium area' (2,130 SF), which equals 10,945 SF and corresponds with the 'approximately
11,000 sq. ft.' of addition as quoted in Section 18.360 of the narrative. At the time of the design review submittal, were
considering the atrium area as a seperate area of square footage to be calculated from the rest, though it clearly is
intended to denoted as 'new" square footage. Also, the "existing area" calculation listed on the plan, 12,365 SF,
corresponds with the °approximately 12,400 sq. ft." listed in the narrative.
Allow me also to clarify the 'updated' figures which I sent to you yesterday. You may have been confused to see square
footages which appear different from those submitted for design review. First, please note that these calculations were
made several weeks after design review documents were submitted, so they reflect the slight modifications to the plans
which occurred during those weeks. Second, the critical numbers here which correspond with the design review submittal
are 7,041 and 4,320, the 'New Only° numbers, which equal 11,361 sq. ft. (in line again with the ° approximately 11,000 sq.
ft.° in the narrative). Here, however, I calculated a second number, mostly for benefit of the contractor, which reflects the
areas In the existing building which are being partially demolished and are thus to become "new'. Here the numbers 1,699
and 1,994 (equal to 3,693) represent the areas of "overlap ", where existing building area is being made "new °, which is
where the figure 15,054 sq.ft. is established. This is not Intended to reflect a drastic change in new square footage, but
rather to demonstrate the total SF area in which the contractors work is to occur.
I greatly appreciate your understanding in clearing up this matter. There has been no attempt on our part to mislead or
change in any way the scope of the project as presented to you for review. I again apologize for the confusing figures and
will gladly issue any clarification you might require In order to avoid any delay in your review process. Also, should you
wish, I would be happy to meet with you to discuss this or any other facet of this project. Please contact me should you
have any additional questions.

I was on site to inspect the foundation formwork and reinforcing construction for
the above - mentioned project. Interior footings have been poured and exterior
footings are being excavated and formed. The following was noted:
• As discussed at the job site, a new 6 x 6 column is required at the end of the
new shear wall along gridline EX at the southwest portion of the building. The
new wall running east/west along gridline D.25 has been constructed. A new
footing needs to be poured under this east/west shear wall prior to
demolishing the existing column and slab and constructing the north /south
shear wall. After this new footing is in place, demolition can proceed on the
• spread footing for the new 6 x 6 column and holdown. Please refer to our
R.F.I. 5 for additional information.
• Also as discussed at the job site, drilled expansion anchors and /or epoxy
anchors can be substituted for embedded J bolts. For sill plate anchorage
use 3 /" diameter expansion anchors with 6" of embedment and spacing to
match drawings. Ledger anchorage can be used with 3 /" diameter by 6" of
embedment with spacing to match drawings. As discussed, anchor bolts for
all holdowns will be embedded as shown on the construction documents.
