There are two additional applications filed in conjunction with this minor land partition application. A lot line adjustment (MIS 93 -0002) was approved on March 11, 1993 1.As application added a portion of the Tigard High School site (tax lot 100) to the subject parcel. Also, Subdivision and Sensitive Lands Review (SUB 93 -0007 SLR 93- 000444) was recently reviewed in a public meeting before the Hearings Officer which was held or; March 30, 1993 This subdivision review was to request approval for a proposed 48 lot subdivision with a small amount of on-site wetlands mitigation. As of the writing of this decision, the Final Order from the Hearings Officer has not been received by the City. These three applications could have been reviewed as one cohesive application, however the applicants requested that they all be reviewed separately and there is no requirement obligating the applicants to comb3. ;ie these applications. There have been no other applications filed with the City for this site. Information and aurroundinc Land 'cam: The Tigard High School property is located to the north of the subject site Kneeland Estates Subdivision lies to the northwest. Cook Park lies to the west and south of the property. These neighboring properties are zoned R• -4.5 and are located within the City of Tigard. The Thomas Jersey Dairy Farm which is within unincorporated Washington County is located to the east and soueheast of the sub ect property and is designated Low Density on the City's Comps ehensive Plan Map To the northeast and east is the Unified Sewerage Agency's Durham Advanced Wastewater Treatment _Plant. These properties are designated for Light Industrial use ifs the City's Corm►rehensive Plan and are zoned Industrial Park (1 -P). . Site Description: Tax Lot 1000 consists of 26.27 acres. An approval of this Minor Land Partition application will reduce the size of the site intended for subdivision development to 11.12 acres. The parcel it located on a wooded hillside whit; drops vertical PP a v�rtica distance of 50 feet over a linear distance of approximately 448 feet. Approximately 3.57 acres of the site is undevelopable clue to steep 's slopes and the presence of wetlands. The property is completely undeveloped.
