Fire District codes specify a 20 foot ide accessway with a 15 foot pavement width. Fire hydrazt placement is required as specified by the fire code. The City of Tigard Building Division, and School District #233 have reviewed this proposal and have no objection to it. The proposal conforms with the City's Comprehensive Plan; ▪ The proposed partition complies with all statutory and ordinance requirements and regulations; 3. Adequate public facilities are available to serve the proposal; e All proposed lots conform to the size and dimensional requirements of this title; and 5. All proposed improvements meet City and applicable agency standards (tad. 89 ®06 Ord. 83-52%. The subject site conforitts with the City's comprehensive plan in that no use is currently proposed for the newly created lot and therefore, this site is presently not in conflict with the Low Density Residential comprehensive plan designation. This proposed partition complies with all statutory and ordinance ' q r4:qu,Lrements and regulations as demonstrated both by the analysis presented administrative decision and by this application and review process. The front property lanes of these two proposed lots are aligned with the existing east-west orientation of SW Pine Street. Therefore, these front property lines are within 30 degrees of a true east -west axis which is required for compliance with the base registirement. The north -south lot dimension of both of the two proposed lots will be greater than the required 90 foot minimum. Therefore this solar access code base requirement has been satisfied.
