All three proposed lots meet the bas ic solar access reqeirement of a minimum north -south dimension of 90 feet aid a front lot line that is oriented within 30 degrees of a true east -west axis. The front yard for all residences mill therefore be reg iced to be to the north. All residences to be built on these lots will be required to meet the solar balance point standards of Code Section 10.884050. 2. Public Facility Considerations a. Streets: The site is located on the ' west side of the o1T,e intersection of SW 100th Avenue and SW Pembrook Street All proposed lota will gain access from S.W. 100th Avenue which is classified as a local street and has the following minimum design standards (from centerline to ro ert line • 25 feet of right-of-way, 1"7 feet of property curb and a 5 foot sidewalk. Currently SW 100th venue has the following improvements (from centerline to property line) 20 feet of right-of-way, approximately 12 feet of pavement and open drainage ditches. Section 18.164.030, of the Community Development Code, allows the Director to accent a future improvement guarantee in lieu of street improvements if one or more of certain conditions are met. One of those conditions is: Sec. 18 .164.030A.1. c . (v) The improvement is associated with an approved land partition on property zoned residential and the proposed land partition does not create any new streets. This application meets the above condition. Therefore the applicant should be required to dedicate 5 feet of additional right-of-way alone the frontage of. S.W. 100th Avenue and to sign a non -re oeetr n partici yating in any future local improvement district formed to provide street improvements on ;SW 100th Avenue.
