" Location : 81st and Hunziker Street (Wash. Co . Tax Map 281 1BC, Tax Lot 101) . Applicant : U.S . Natural Resources, Inc. I . Findings of Pact': 1 . The applicant is requesting permission, in accordance- with ° Section 17.24 .030 Tigard Municipal Code (TMC) , to divide a 5.93 acre parcel into 2 . 11 and. 3. 82 acre parcels in an M-3, "Light Industrial Zone. " 2. The site and surrounding area to the east, west , south, and north are designated "Light Industrials' on the Neighborhood { Plan #5 . • 1 3. The site is generally flat but slopes slightly to the east . Y a. towards Red Rock Creek . There a .e two existing 20,000 square ,Coot warehouses on the sate , and the applicant is proposing to create individual tax lots for each of the • two structures . The surrounding land use has developed or is being developed as industrial warehouses and associPted offico development . The adjacent property to the east i,., i. vacant and there is one single family residence to the south- west across Hunziker Street. Al 4 . Runz1 ker Street is designated a collector street (NPO #5) , requiring 60 feet of right-of-way, and has been improved ,Pi with a full 60 feet of right-of-way and 36 feet of pavement ,. ( two 12-:Foot lanes with a center turn lane and R sidewalk on the north side only) 104 II 5' The tninitn!:tm lot requirements for the M-3 zone (Section 1:4: 48 .030; TMC) are as follows ,; 1 . The minimum lot area shall be six thousand square feet . 2 . The minimum lot width shall be sixty feet : ' 6. The setback requirements (Section 18.48.040, TMC) are as follows: 1 The front yard setback shall be thivty feet • STAFF REPORT - FINAL ACTION TIGARD PLANNING DEPARTMENT March 21, 1978 Page 2 AfP ' 2. The side yard setback shall be twenty :Feet } 3. The rear yard setback shall be twenty feet . 7. The minimum access requirement (Section 18 .64 .030) is one (1) 30-foot' access for 1,-99 required• parking spaces. 8 . The applicant proposes to provide access to the rear lot (north) via a 30-foot joint access easement (currently serv- ing lot 200 to the west) along the western property line of the subject parcel. Access to the front lot (south) is pro- vided via, an existing curb cut on Hunziker Street approxi- mately 100 feet east of the curb cut serving lot 200 . / 9 . Sewer service is currently provided to the site via an 8_, inch line in Hunziker. Street . Water service is also pro-- videdvia a 12-inch line in Hunziker. 10 . The site is currently ori]y landscaped along the western side of each building and does not conform to the minimum landscape requirements of Section 18 :58.060 ,D. 2d, (TMC) which reads as follows; 1. " . . . . . . ,a minimum on-'Site landscape area of 10% and in accordance with the following formula: Industrial zones - front 10 feet ." This is in addition to the requirements that : 1. All areas not occupied by paved roadways or walkways shall be landscaped and maintained, 2 . Tree and shrub planting areas of a minimum 8 ' in width within parking areas shall be pro ";sided and maintained at approximately 70 ' on center each way or an aggregate amount. 3' A r7nii�.imuim five (5) foot landscape st rip along any :7 of boundary upon which a yard is required. 4. All off street parking and loading areas hall be ef- fectively .screened from view from the public right-of- way. The proposed lotting pattern doe not allow for full compli- ance with item (3) above, in that a minimum five foot land- sIII cape strip along the lot houndry between the two buildings would not be feasible • STAFF REPORT - FINAL ACTION TIGARD PLANNING DEPARTMENT March 2 i 7 1 19 8 Page 3 II . Conclusionary Findings : 1 . The pro: Ised partitioning conforms to the requirements of the Tigard Municipal Code i' that each lot will have legal access, that the proposed, lots exceed minimum :Lot size of ' 1, 6 ,000 square feet , and that adequate setbacks are provided for the existing structures. 2. The proposed partitioning will create individ 'al tax lots for two existing structures . Improvements made to the site do not meet the mini er m landscaping rs4uiremen.ts oT Section 18 . 58.060 (TMC) , 1.4rerefore, additional landscaping will be required to bring the new lots into code compliance. 3.
