Dear Mr. Bouman:
In response to your request, a Temporary Use Permit is hereby issued to allow the
placement of a single family dwelling on a p trcel of land currently zoned R•-7
a Single Family Residential. This parcel of land is .23 acre and located ua the
n ! East side of Tax Lot 304 (Wash. Co. Tax Map 2Sl 14A) . This permit is issued
this date and will expire November 6, 1978 at 12:00 Midnight.
It is understood that the house shall not be placed upon a foundation but shall
remain upon the moving dollies until such time as half street improvements, built
to City of Tigard standards, for the land fronting on SW 92nd Avenue on Tax Lots
302 and 303, Washington County Tax Map 2S1 14A, are complted or unr,51 such time
as a performance bond and an aarpement 4 approved by the City, is posted to
guarantee completion of said street improvements, and until such time at:; a

This approval is subject to the following conditions:

I . Basic Facts:
III 1 , The site is designated "Urban Low Density Residential"
on NPO #6, and currently zoned R-7 "Single Family
Residential" .
2 . Section 17 . 24 . 00 of the Tigard Municipal Code authorizes
the Planning Director to approve minor land partitions when
consistent with the Comphrehensive Development Plan .

II . Findings of Fact :
1 . The site is generally flat with an existing residence on
9290 S .W. Durham Road and detached garage shed. Access
to the residence is via a gravel driveway from S .W. 92nd
Avenue. Recent public improvements have resulted in a small
bUrAbeing created along S .W. Durham Road,
2 , The surrounding land uses are residences on large lots
to the west and south, Tigard Senior High School to the
=eallaid-etItTvoSIX:rcelZ1%-a7nhpee=pi=e:/11. the north. fg:
Avenue and the parcel in question, A residence exists on
each of these lots .
3 . Adequate right-of-way exists for S .W. Durham Road which is
desitvnated a residential arterial street . NPO #6 states ,
the purpose of an arterial street is as follows : "To
carry high volume traffic flow and to connect major traffic
generating areas such as residential neighborhoods, commercial
centers , industrial areas, and nearby communities. "
4 , Access to the proposed new lot wolld be via the 20 foot
gravel driveway ,
J . Sever is available from the 10 inch Durham Road sewer line.
6 . The applicant is request:lag partitioning in accordance
with Section 17. 24 of the Tigard Municipal Code , ' A
