I . FINDIOGS OF FACT:
1. The applicant is requesting permission, i, accordance with
• Section 17.24 030 of the Tigard Municipal Coda, to divide a
4. 5 acre parcel into 2 .6, l•. 3, and .61 acre parcels in a M-
3 zone on S .W. Bolii tai, Road, west of S .W. 72nd Avenue ,
2. The site is designated "General Industrial" on the Tiga:rd r
Community Plan, 1971. S .W. 72nd 'Avenue is designated an ar-
terial street , requiring an 80 foot minimum right-of-way,
and S .W. Bonita Street is designated a collector street, re-
quiring a 60 foot right-of-way .
3 . The parcel ^.nd surrounding area are zoned M-3, Light Indus-
trial, which has the following lot size requirements :
o 6,000 square feet minimum lot size (18 .48 . 030(1)
o 60 feet minimum lot width (18.48 .030(2)
4 . Section 17. 36.020 of the Tigard Municipal Code requires that

II . STAFF OBSERVATIONS :
The site is generally flat and is presently occupied by a food
processing plant with a 10, 000 square foot expansion to the east
in the area of the proposed 1: 3 acre lot . The remainder of the
site is vacant .
The parcel abuts S ;W. Bonita Road and S .W. 72nd Avenue. The
proposed Jotting pattern provides access to each lot either onto
h', S .W. '(2nd Avenue or S.W. Bonita Road.
Both streets lack the nece71 9ary right--of--way ane are substandard
in improvement .

III . CONCLUSIONARY FINDNGS
The proposed partitioning conforms to the requirements of the Ti-
gard Municipal Code in that each lot will abOt a public street
• and greater than 6, 000 square feet and 60 feet in width .
IV. FINAL ACTION
Based on the Findings of Fact and Conclusionary Findings, the
,I proposed minor land partition is hereby approved subject to the
following conditions:
1. Adequate right-of-way to bring S.W. Bonita Road to 30 .feet
from center line be dedicated along this property
2. Adequate right-of-way to bring S .W. 72nd co 40 feet from
center line be dedicated along this property
3. Agreements to participate in a local improvement district
for S .W. 72nd Avenue and SI h W. Eonita Road be filed with the '

WHEREAS, the City Council adopted Ordinance 77-25 which
transferred to the Planning Director functions previou iy per-
formed by the Planning Commission and Des: ti Revi .,,, Boar�c in
order to effect efficient procedures for the implementation of
the City's comprehensive planning objectives and policies, and _../
WHEREAS, it is the concf..rn o:C the City Council that these
functions are exercised in a forum which provides the fullest ,„-
opportunity for review and scrutiny; and
WHEREAS, the City of Tigard is committed to providing
III opportunities for citizen involvement in land use matters tters and
notifying neighbors, of a pending change in their neighborhood.
