Based on our conversation on January 2, 1997 mid reviewing section 18.120.070 of Oregon code, we
believe that the improvement proposed on Ryder's development should be considered as a minor
modification. The following will address each point of section 18,120.070.B.
Since the proposed modification is for commercial use, this point is not
applicable.
2. There i i no change in dwelling units.
3. This proposed modification requires additional on -site parking. However, the
pavement layout meets the Oregon code requirement The pavement design,
drainage plan and errosick cmtrol plan was submitted and approved earlier.
4. Since there will not be a change in the type of the structure, this point is not
applicable.
IA II Since there will not be an increase to the building height, this part is not
applicable to the proposed modification.
6. The change in the type and location of parking areas inside Ryder's property
will not affect the off-site traffic. The proposed pavement and lot improvement
will smooth the traffic operation inside Ryder's area,
7. The amount of vehicular trafflo to and from the site is not expected to increase
to 20 ve- nicles per day.
