Criteria 1b, 8, C, D, and I are satisfied. The lot width for these parcels
exceed the minimum required lot width of 50 feet in the General Commercial
zoning district The la exceed the required minimum lot area because
there is no required minimum lot area for the C -G zoning district.
Setbacks will be reviewed when development is pr<. k sed. The four lots
will continue to have more than 15 feet of frontage on SW 72nd Avenue.
Criteria H is not applicable to these lots because a reciprocal easement
is not required for these lots. All access4.ays must comply vtth code
standards as specified in Chapter 18108. Criteria E, F and 3" are not
applicable to these lots because they are not flag lots, and are not
within the f lcodplain. Existing accesses and the location of fire
hydrants are consistent with Community Development Code and Uniform Fire
Code standards, thereby satisfying criteria G.
The City of Tigard Engineering and Building (Departments have reviewed the
proposal and have offered no oommente or objections. The Engineering
Department will complete a detailed revi ve of the subtititted lot line
adjustment survey map and legal descriptions prior to ths end of the appeal
period.
Utility agencies will have the opportunity to review the propotgal and
