The findings and conclusions on which the decision is based are noted below. A. FINDING OF FACT 1. Background The origiaal lot conf igura .i.~ n was platted in December, 1911 and was included w ttnin the Durham Acre under ract . ,Property lines were further defined while the ,jurisdiction of Washington County. This area was annexed into the City of Tigard in May, 1982 (BC 1820) . No other land use actions have been approved for these parcels. Vicinity Information Parcels to the north west and south are zoned R ®12 (Residential, l ?, unitn per acre) . The parcels to the east are zoned R -4.5 (Residential, 4.5 units per ac re) . The area is largely developed with single fvily residences on laa.ge lots. A variety of large native trees are present on many of the lots. 3. Site Information and Proposal Description The two subject parcels are appropriately sized single family residentia 1 lots for the subdivision. Access to the pare zas is from SW 79th Avenue. There is a southeasterly slope on the site. A single family home and an outbuilding are located on tax lot 2000. NOTICE OP DECISION MIS 90 -0016 RAW, OWNER-APPLICANT The applicant has ' applied for this lot line ad ju.= .tment for the purpose of creating two developable residential lots. Currently, tax lot 1800 is approximately 32 feet wide and as mach is difficult to develop; : equi.red side yard setbacks would reduce the buildable width of this parcel to approximately 22 feet. Approval of thin application would permit the reconfiguring of these two tax lots. Agency and NPO Comments The City of Tigard Engineei.ng Department has reviewed the proposal and has the following comment: "he parcels abut SW 79th Avenue which is classified as a minor collector, and requires a 60 foot right- of-way. Therefore, additional right -of -way will be required. The City of Tigard Building Department has reviewed the proposal and has th following comments 1. A plan showing the existing underground private utilities shall be submitted. If the utilities cross new property lines, they .shall be povided with easements. 2. The setbacks for house #1 should meet the Tigard Munictpal Code. Portland Genetical Electric: Northwest. Nttural Gals, Fire District #1, NPO #5. and the Tigard Water District have reviewed the proposal and have no objections to it. No other comments have been received. ANALYSIS AND CONCLUSION Section 18.162.060 of Tigard's Community Development Code contains standards whereby the Director or his designee . may approve, approve with conditions, . `or deny a lot line adjustment request. These criteria are: 1.
