RE: Staff Recommendations for Raze Meadows No 3 Chris: I wanted to follow -up to our phone conversation last Thursday now that I've had a chance to st tidy the staff report. I must say I'm confused over staffs evaluation of the eight distance issue , on S.W. 79th Avenue Apparently you have not had the benefit of readings the applicants statement which was "prepared on March 28, 1991 and submitted With the application according to our records (enclosed) We clearly proposed a single access on S.W. 79th Avenue to serve lots 2 and 3 with an access easement over lot 4 I admit it was probably not clear on the drawings submitted bUt clearly stated in the Applicants statement If access is com- bined and meets city standards, why should only on lot be created and not two if all other zoning requirements are met. iega'ding your most recent concerns we discussed on Thursday +elative to sight di stance standards. we still find the standards for object and eye height to be 4.25 and 2.6 respectively. These are Washington County design standards which we Understand the City has adopted. When we scale out original drawings, which are based on ac- tual field data We find the above standard has been met for 16 mph. t 'the o :ntt access .. 1 ill! - 15 feet south: .. near, ores c r to to 0 : m0h design vs. 25 m design.. it is possiblet a hid l: i and meet thiss standtd 1P:t.0ast gi'a Ana a `all ;tei . once y' .0 ° tie had a change to review this S iT 17'60 S 4Nb sk'1;i ' ii.VD, 00.0 MD •Of100N •$7221 M.:411.0.-2e 91 TUE 15 :51 %LPHA I NC Z NEER E Na AL PliA ENO N ERI N , 1 C ENG NEEt41NG DEVELOPMENT SERVICES 3UI iVEVING March 25, 1991 APPLICANTS STATEMENT Proposed Rate Meadows #S Site: 14 815 SW 79th Avenue Tigard, OR 97223 WCTM 281 128D, TL 2600 0.94 Acres (132 x 308) z r .
