As one can see, the street improvement between Walnut and the boundary to the development lacks the quality and physical size to handle the increase in traffic. During the day, many young children cross 135th and with the lack of cross walks, and sidewalks this is an invitatAon for an accident to occur. (, typically large lots of an acre or more with some lots falling into the 1/4 acre category. Nearly all the lots abutting the proposed development are of an acre or more. The transition to an immediate lot size of 5,000 to 6,000 square feet as noted on your lots 11 through 20 proposed for the north side of your • ;. development are the concern. If these lots could be made larger, we believe they ., would be more attractive to prospective buyers and would provide for a transition '- x area from large to medium to smaller lot sizes. L The second concern is one of 135th Avenue. The surrounding homeowners put out their money to have this road paved so that it would be easier to reach thetr property. With the trucks, building equipment and eventual traffic of up to 1500 cars or more per day proposed to use this road, safety becomes a major concern. ,. • . I do not believe . . that a school bus will traverse 135th south of Walnut due to the width of the road and the lack of space to turn around. It does not appear as though the • proposed development has taken this into consideration either. In addition to the children comes the concern of traffic coming off of Fern street onto 135th. It is already a dangerous corner with limited visibility and steep slope. With the proposed increase in traffic on 135th street from Walnut to the proposed development, getting onto 135th from Fern street becomes one of major concern.
