At the present time, a no vehicular access" condi :.'ion exists for Lots made r. r Lois 2 and 11 onto Southwest 115th Avenue . All access, therefore , , must be m to Southwest Penn Court. We have determined that no adverse impact exists for Lot 2 as a result of this condition, however, we believe a severe restriction on the development /11 potential off` lot 11 exists as a result of this condition when combined with the physical orientation of Lhe lot and the setback requirements of the City' s Zoning Ordinance. The end result is one of extremely small rear yards for the building. In our review of the final plat of Penn Lawn Estates and the proposed Penn Lawn Estates II, we find no other corner lots are saddled with this condition. As you might readily underst and by reviewing the Plans Southwest Penn Court y g Plans, the access to South Court, the building envelope of the lot and the footprint of the p r c p osed dwellin g combine to create a minimum real lot area.
