SITE DESIGNATION: This site is presently zoned R-7PD and is
zoned R-7 on the Comprehensive Plan.
PREVIOUS ACTION: On March 23, 1981, the Tigard City Council approved
the applicants request for a zone change planned
development from City of Tigard R-7 to City of
Tigard R-7 PD.
On December 6, 1977, the. City of Tigard Planning
Commission denied a request for a variance to the
citys street standards.
I. FINDINGS OP FACT
1) The applicant is requesting kxe1iz .nary Piat approval in accordance
with Section 17.05.050 of the Tigard Municipai Code to Subdivide a 1.06
acre parcel into four (4) lots with a minimuA lot site of 7,500 square
felat, four (4) dwelling units per acre maximum density,,

POLICY 1. The maximum overall density of development will be four
dwelling units of 12 persons per gross acre. This amounts to a

POLICY 3. Development will coincide with the provision of
public streets, water' and sewerage facilities. These facilities
shall be (a) capable of adequately serving all intervening properties
as well as the proposed' development and (b) designed to meet city
or county standards.
POLICY 6. The single family character of the area designated on
the plan map as urban low'density residential is viewed as a positive
as:;et• to be retained. Projects purposed for this area must be judged
according to affects upon this character.

5) Sewer service is available from an 8" line in SW 113th Place. ,.
The Preliminary Plat proposes to extend this line approximately two
hundred and thirty (230') feet west along 113th Place to the four
units proposed.
3) The Preliminary Plat does not .indicate a storm drainage plan or how
the site will be served' with water
7) The existing right-of-wa y-- on SW 113th. Place is currently .improved
to local street standards. The' City of Tigard Comprehensive Street Plan
and the NPO # 7 Plan designate SW 113th Place as a local street.
8) The southwest corner of the site ip in the one hundred' (1001 year
flood plain. The' applicant proposes to dedicate the portion in the one
hundred (100) year flood plain to the' City as open space. `.
II. CONCLUSIONARY FINDINGS.
: 1) The proposed Preliminary� .� '� xy Plat conforms to the NPO # 7 plan and the
R-7 zoning. All of the porposed' lots exceed 7,500 square feet.
21 T he applicant proposes to serve all of the lots with a common easement
strip of (3011 thirty feet', The Public Works Director feels that this
arrangement would be at factory as long as easement rights are made a part
of each deed..
31 Both, sewer and water can, bemade available to the proposed,site.
41 The applicant proposes to continue SW 113th Place and additional 115'
(one hundred fifteen) feet to the west, and CL'.1 -de-sac the street. This
proposal is acceptable to the 'Publio Works Director.
5) The applicant will dedicate all land in the one hundred (100) year
load plain to the City as open space;.
6) A storm Water drainage plan shall be submitted for this subdivis,ion.
