1. Streets end roads are laid out so as to conform to, the plats
of subdivisions or maps of major partitions already approved
for adjoining property as to width, general direction and in
all other respects, unless the City determines it to be in the
public interest to modify the street or road pattern.
2. Street,s and roads held for private use are clearly indicated -
on the tentative plan and all reservations or restrictions
relating to such private roads and se.ceets are set forth
thereon.
3. The tentative plan complies with the comprehensive plan and
;: applicable zoning regulations of the City then in effects
4. Phase l of the development is almost completed; landscaping
is 2inished and the street impravementra ore completed except
for the overlay.
5. phase II of this project has not been completed. The Site
Design Review was approved on July 17, 1981. Unless work
commences prior to July 17, 1982, a new Site Design Review
application will be required for Phase II.
CONCLUSION:

subdivision plat be filed.
2. The subdivision proposed is in conformance with applicable NPO # 5
policies and Chapter 17.16.100 of the Tigard Municipal Code.
The following conditions are attached to approval of S 14-81:
1. A Site Design for Phase III shall be sumbitted to the City of
Tigard approved prior issuance of any Permits on

2. If construction has not started on Phase II before July 17, 1982,
