The preliminary plat specifies a 50-foot right-of-way on S.W. McDonald Street; therefore, to conform to the condition attached to the application of city zoning, the plat must be modified to reflect an additional five feet of right- • . of-way along the McDonald Street frontage (lot 8) . 8. To date, the appropriate forms dediating the additional right-of-way (ten feet-McDonald and five feet-Ash) as per the zone change, have not been received by the city. - . 9 All eight lots within the proposed plat will have frontage on S.W. Ash Avenue. The applicant has not indicated where driveways will be provided to these lots. Lot 8 will have frontage on S .W. McDonald which is desi-Aated a collector • street in the NPO #1 Plan. 3 11r II . Conclusionary Findings : • 1 . The proposed preliminary plat conforms to the NPO #1 Plan in that the proposed lotting pattern is for residential purposes, conforms to the dimensional requirements of Title / 18 of the Tigard Municipal Code (zoning) . 2, With the attachment of appropriate conditions, access will be available to all lots, and each lot as proposed will abut a public street . 3. Adequate sanitary sewer and water lines are available to the site to facilitate the proposed density. % - , 4. S.W. McDonald Street, S.W. 100th Avenue, and S .W. Ash Ave- nue are substandard streets, and improvements are needed to bring them up to city standards. ' III . Final Action: The preliminary plat for the Shilo subdivision is hereby ap- proved subject to the following conditions: 1.
