The site is located on the nor,.,t side of SW Fanner Street approximately
1210 feet south of its intersection with SW Errol Street west of Tigard.
FINDINGS
1. The adopted Plan of Development, POD #3, designates the subject site for
Low Density Residential The Washington County 1=rarre,iorlk Plan designates
the property as Urban.
2. Density of the proposed single family residential phase is 3.5 units
per gross acre. The net residential denisty is within the guidelines
of the Washington County Framework Plan.
3. The property is zoned RU-4, Single Family Residential ,
4. The ,proposed lots in n the subdivision will be served by the Tigard Water
•" District and Unified Sewerage Agcncy. The Department of Public Health
has received pr~el im`inar written confirmation of the ava 1abi 1 ity of
