Correspondence January 10, 2006 Allison May Riverside Homes 1925 NW Amberglen Pkwy, Suite 200 Beaverton, OR 97006 RE: NEW SINGLE FAMILY DWELLINGS Project Information Building Permit: MST2005- 00410, 411&412 Address: 12715 SW Rembrandt 12783 SW Davinci ln. 12703 SW Davinci ln. Plan#: 3523 -A & 3523 -B The plan review was performed under the State of Oregon Structural Specialty Code (OSSC) 2004 edition & the State of Oregon Residential Specialty Code (ORSC) 2005 edition. The submitted plans have been reviewed and the following information is required prior to issuance of the permit. 1. The combined loads from beams # 9, #30 and GT A8 are not supported by an adequate footing. 2. The beam calc. for beam #19 shows the span to be 8' instead of a 10' span required to reach the shown (3) 2x6's and thus foundation below at the rear of the house. The manufactured floor framing plan submitted shows the same beam as a TS5 but still fails to extend to an adequate footing below. 3. The manufactured floor framing plan shows a beam under the front side of beam #19 redistributing the load from such to the existing foundation wall which would eliminate the need for the 6x6 post shown on sheet S2 and spread footing in the garage slab shown on sheets S 1. Please verify the actual method of construction to be used. 4. The R -10 slab edge insulation shown on detail 16/D1 (and similar) is not adequate for Prescriptive Energy path #1 for conditioned space. R- 15 would be required. When submitting revised drawings or additional information, please attach a copy of the City of Tigard, Letter of Transmittal.
