DESIGN BUILD HVAC SYSTEM
SCOPE
Each building shall be serviced by an identical independent HVAC system as per the following description.
HVAC shell system shall consist of a condenser water loop coupled to a roof mounted cooling tower (heat
rejection) and a roof mounted hot water boiler (loop heat injection). Loop water will be maintained between 75
degrees and 87 degrees at all times. Condenser water loop will have a main pump that runs 24 hours a day and
an identical standby pump. Pumps shall be mounted in the first floor mechanical room.
The Watersource Heat Pumps will be connected to the main loop circulating pipe via steel pipe connections
with balancing valves at each unit. condensate will be drained to a janitorial sink on each floor. For the purposes
of the shell construction process only the units necessary for freeze protection will be installed and Lobby
service units completed to finish status.
Air side criteria for the building shall consist of ducted supply and return to SMACNA and PacTrust standards.
Zones shall not exceed 1000 S.F. each and each zone shall have continuous fan during occupied hours, full
economizer operation (supply and exhaust air), interior /exterior zones shall be separately conditioned. The
economizer system shall consist of two roof mounted fans (one supply, one return) ducted to all office space.
Supply OSA will enter at the return side of each heat pump and be balanced for that specific area to meet
requirements. Exhaust grills shall be placed strategically in each space and connected to the exhaust ductwork.
SF -1, EF -1 are premium efficiency fans with electronically variable drives coupled to the BAS (Building
Automation System). During occupancy times the amount of OSA and exhaust introduced into the building will
meet code requirements during the most adverse weather and vary from that point upwards to full speed and an
exchange of 15,000 cfm during the optimum weather conditions.
Restroom exhaust requirements are met with an independent dedicated exhaust fan coupled to the BAS for
operational control.
The BAS system shall provide loop temperature control, occupancy control with optimal start /stop, after hours
bypass control and holiday programming„ restroom exhaust fan control, pump lead/lag and standby, system
alarms, and variable air volume control of economizer supply /exhaust fans. In addition to the above the 15,000
cfm exhaust fan shall be equipped with smoke detection coupled to the BAS for complete system wide
shutdown upon smoke detection.. All aspects of BAS control and alarms will be coupled via modem for offsite
remote control.
System components shall all be equipped with premium rated efficiency motors meeting or exceeding the
requirements of DOE for superior efficiency rating during operation. BAS will control building purge during
the night hours to reduce cooling costs.
