The following is a response towards compliance with the 1996 Oregon Specialty Codes and other applicable
codes and standards in regards to the ImageBuilders recording studio project: risjAA

1. Energy Compliance PA "
The size of the project is less than 450 sq.ft.. Oregon Non - Residential Lighting Load Compliance Forms
5a -5c are non - applicable because the project is less than 2000sq.ft. total.
2. Accessibility
This project is new construction. The building complies 100% with ADA guide lines. Barrier removal
considerations are therefore non - applicable since the site is already in compliance.
Environmental controls shall comply to the 54" side reach / 44" forward reach guide lines.
3. Fire and S ety
T e 2 -A fire extinguishers provided within 75' accessibility guide lines. `see plan
Entry-doors and frames shall provide at least a 20 minute fire rating.
All walls abutting the one hour corridor shall be constructed as set out in OSSC, section 1005.7.
/A glass/glazing shall be tempered (2406.4(6))
Arwood framing shall provide fire blocking in concealed spaces (OSSC section 708.2.1)
All paces shall be sprinidered *see plans
4. Structural

1. Submit Oregon Non - Residential Lighting Load Compliance Forms 5a through 5c.

1. An amount equal to 25% of the remodeling cost shall be budgeted for removal of
architectural barriers within the site and tenant space.

A. Barrier removal is determined in accordance with OSSC, Section
1113.1:1, ORS 447.241 (4).
B. . The barrier removal plan shall include exterior improvements.
2. The environmental control (thermostat) and lighting controls shall not be located
more than 54' above finish floor for accessible side reach approach or 44' for
forward approach [Section 1109.2.3.6].

1. Provide Type 2 -A fire extinguishers throughout so that the travel distance to a unit .
does not exceed 75 feet [NFPA 10 3.2.1].
2. Entry doors and frames from the existing one -hour corridor shall have a fire -
protection rating of not less than 20 minutes.
3. Walls extending the limits of your proposed tenant space, abutting the one -hour
corridor, shall be constructed as set out in OSSC, Section 1005.7.

4. Glazing, in fixed or operable panels, adjacent to a door where the nearest exposed
edge of the glazing is within a 24° arc of either vertical edge of the door in a closed
position and where the bottom exposed edge of the glazing is less than 60° above
the walking surface, shall be tempered [2406.4(6)].
5. Provide fire blocking in all concealed spaces [OSSC, Section 708.2.1].
6. Point of information: all concealed spaces must be sprinklered.

1. The suspended acoustical ceiling system shall be anchored to resist lateral
seismic forces [Section 1630.2 and Table 16Q]. Provide suspension wires not
smaller than No. 12 gauge spaced at 4' on center, perimeter wires on terminal
ends of cross and main runners at a maximum of 8° from each wall, four No. 12
gauge wires splayed 90 degrees from each other at an angle not exceeding 45
degrees from the plane of the ceiling with a strut centered and extending to the
structural members supporting the floor or roof above and spaced 12' on center
in both directions starting 6' from each wall. All lighting fixtures weighing less
than 56 lbs. shall be positively attached to the suspended ceiling system [ASTM
C635 -94]. When using an intermediate grade system, No. 12 gauge wires shall
be attached to the grid members within 3° of each corner of the fixtures, and
lighting fixtures weighing less than 56 lbs. shall have two No. 12 slack wires
• connected from the fixture to the structure above. Ceiling mounted air terminals
or services weighing less than 20 lbs. shall be positively attached to ceiling
runners. Provide an illustration.
