Please respond to conditions below. 1) Provide engineered truss details. 2) Provide engineered floor joist plan. 3) Provide readable beam lay out identifying all beams and matching beam calcs. When responding, provide an itemized letter stating in what way each numbered issue has been addressed in the revision. When submitting revised drawings or additional information, please attach a copy of the enclosed City of Tigard, Letter of Transmittal. For this project, the railing manufacturer provided guardrails at all decks within private dwelling units that are +36" above the adjacent decking surface. This height is not sufficient under the 2010 Oregon Structural Specialty Code which requires +42 ", but IS acceptable under Exception 1 of Section AN110.23.1 of Appendix N. As this project could have been submitted under Appendix N, with this letter I am requesting on behalf of our client JT Smith Companies that you approve the installation of +36" guardrails within private dwelling units as allowed per Appendix N, Section A110.23.1, Exception 1. FIRE - RESISTANT EXTERIOR WALLS & DOORS With regard to the rating of exterior walls and doors between Buildings 4 and 5, again Appendix N provides us an alternate and more favorable way of determining fire - resistive requirements based on Fire Separation Distance. Section AN103.4 specifies fire - resistive requirements based on Fire Separation Distance. Field measuring indicates there is 13' - 8" between exterior faces of Building 4 and 5 when measured at doors of Utility /Sprinkler Closets. An imaginary line positioned centered means a distance of 6' - 10" occurs to each side of this imaginary line. Per AN1O3.4.3.2 openings are permitted in exterior walls greater than 5' from property line. So, as with the guardrail issue, I am requesting on behalf of our client JT Smith Companies that you approve non -rated exterior walls and doors at the Utility /Sprinkler closets between Buildings 4 & 5 since they are not required to be fire -rated under Appendix N, Sections AN1O3.4.3.1 and AN1O3.4.3.2.
