Re: MIS 97 -0019 /Approval of Proposed Accessory Structure
Dear Mr. and Mrs. Thompson:
This letter is in response to your request for approval of a 14 -foot, 10 -inch tall, 525 - square foot garage.
The Director has approved this structure, finding that, it meets the approval standards of Section
18.144 of the Tigard Community Development Code.
The structure is on a parcel of land that is smaller than 2.5 acres and zoned R-4.5. The structure, as
proposed, does not encroach into the five (5) -foot side yard and rear yard setbacks required for
accessory structures in residential districts. There are identified sensitive lands, however, the location
of the proposed garage is over 25 feet from the identified greenspace boundary and the Water
Resources Overlay does not apply to this site.
There is attic space proposed, however, because there will be no stairway up to the attic, this space is
not included as part of the maximum square footage. A pull down ladder providing access to the attic is
permitted, although, if stairs are constructed, the structure will be in violation of this approval and
corrective action would be required. -
This Accessory Structure approval allows the structure in the location proposed. You are required to
obtain a building permit prior to construction. A copy of this letter has been forwarded to Geo
Oberkamper, Development Services Technician, to begin processing your building permit. Please
provide a copy of this letter when picking up your permit.
