Dear Mr. Naff: This letter is to inform you of the remaining conditions of approval related to SDR 96 -0007 (Carriage House) which pertain to the Planning Department. The following conditions remain outstanding: Condition #10: A letter from the consulting arborist that verifies that tree protection measures have been installed according to the tree protection specifications submitted with the application. Condition #11: A plan approved by Tualatin Valley Fire and Rescue. • Condition #12: Security fencing along Highway 217. The City is unable to issue building permits until these conditions are satisfied. These are Planning Division conditions only, other Department conditions may also need to be satisfied. Jim: Our office has addressed the City of Tigard site plan review comments in the letter by you dated September 9th, 1996. The changes to the site plans are as follows: ACCESSIBILITY 1. An accessible route to a portion of building C -3 is not shown on sheets 2 and 3. Comment: All plan sheets were revised to show the accessible routes. All of the accessible routes to building C -3 have a slope less than 5.0% (1 in 20). 2. Handicap parking stalls and unloading zones. Comment: The van accessible handicap stall is located in the parking area adjacent to the P P g west end of building A -6. I Details for the construction of the handicap stalls and unloading area were added to sheet 3/9. SITE WORK • 1. Soils report, grading, ( compaction of fill. Comment: All of the foundations of the buildings are anticipated to be excavated down into the native ground and not placed on structural fill. The foundations have been designed by the architect (Payton Rowell) to be properly supported at minimum bearing pressure of the soil of 1500 psf. If at a later date it is found that structural fill will be needed in a building footprint, a soils report will be prepared/submitted at that time. The special inspection form will be completed by MCH construction before issuance of the building permits. 2. The total cubic yardage of the site excavation is approximately 3000 cy (roadway core /strippings). 3. The total cubic yardage of engineered fill is approximately 0 cy. The material generated from the building and roadway construction will be deposited in the open space /landscape areas around the site. Any excess material will be hauled offsite to an approved location. 4. The total created impervious area is 118,601 sf. 5. A cost estimate for the public improvements is being prepared by our office. It will be faxed to your office this Thursday. 6. All of the roof and footing drains will be connected to the underground storm drainage system. Refer to the construction notes on sheet 1 and 3.
