The plan review was performed under the State of Oregon Structural Specialty Code (OSSC)
2007 edition; the State of Oregon Residential Specialty Code (ORSC) 2005 edition and the
Oregon Fire Code 2007 edition. The submitted plans have been reviewed and the following
information is required prior to issuance of the permit.
NOTE; The Oregon Residential Specialty Code referenced above is available in a read
only format @ www2.iccsafe.org/ states /oregon /Residential /Res_Frameset.htm
1. The plans do not indicate any lateral wall bracing. The wall heights indicated on the plans
exceed 12' and therefore are not within the parameters of prescriptive construction
(Table R602.10.3(1) footnote j or Table R602.10.3(2) footnote i). Please revise the plans
to meet all requirements of section 602.10 or provide an engineered design prepared by a
professional engineer licensed to practice in the State of Oregon.
Response not accepted: The typical portal frame detail shown on sheet 1 does not
allow panel heights of 10' as shown on front elevation on sheet 1 and requires
equal panels on both sides of opening. Simpson Strong -Wall panels require
structural engineering to determine actual load to be resisted by panel and the
literature provided does not include the panel specified on sheet 1 and 2.
2. Please clarify and provide construction details for how the stairway has been added, or •
extended, into the new addition. R106.1.1
Response accepted: Applicant has provided necessary information through
phone conversation and plan revisions to clarify changes to existing stairway.

3. The typical section provided does not meet code minimum for reinforcement or
insulation and the roof framing does not match the call out for roof trusses on other
documents provided. Please provide plans meeting the minimum reinforcement
requirements of section R403.1.4. Indicate the energy code path to be followed from
Table N1104.1(1) and update the cross section to match choscn path. Also please revise
notes and /or section and provide a roof framing plan indicating the actual roof framing
construction proposed.
Response accepted: Note that the alternate brace panel foundation section on
sheet 2 would require #4 vertical bars at 48" on center if poured with a
construction joint.
4. Please provide a foundation plan indicating the required ventilation (R408.1), drainage
(R408.5), and access (R408.3).
Response partially accepted: Access shown on sheet 2 is acceptable, but no low
point drain or method of removal of water from new crawl space is shown on the
plans.
5. Please clarify and provide construction details on how the existing roof will tie into the
roof on the proposed addition. R106.1.1
Response accepted
6. Please provide an item by item response to each of the above items clearly indicating
how each plan review comment has been addressed.
Response not accepted: There was no item by item response to the above plan
review comments submitted with the revised plans.
7. New item: The ledger board for the new floor at the entryway is shown to be attached to
concrete with ' "x4" Lag Bolts. Please clarify the attachment with a product listed and
designed for concrete attachment. RI06.1.1
8. New item: The plans do not indicate tempered or safety glazing in the sidelight as
required for hazardous locations in section R308.4.
