To whom it may concern:
This letter is to certify that all requirements of building permit #BUP2000- 00345, issued
for a building shell, have been completed. The final inspection was performed and
approved on 06- 10 -02, by inspectors from the City of Tigard. No tenant spaces are
included in this permit, nor shall any tenant improvement be occupied until such time as
each space is approved by final inspection of its specific permits, approved for the use
intended and provided with a Certificate of Occupancy.
The City neither guarantees nor warrants to the owner, occupant or any other person
that this letter evidences strict and complete compliance with each and every ordinance
or regulation of the City or the State of Oregon affecting the construction or use of said
structure or the land upon which is situated. Such compliance is the responsibility of
the owner and /or occupant of the premises. V

The City of Tigard has completed the review of the submitted plans for the mechanical
installation at the above referenced address. This review was performed under the provisions of
the State of Oregon Mechanical Specialty Code (OMSC), 1999 edition. The plans are approved
subject to the following conditions.
1. Smoke detection shall be provided in the return-air duct of this system. OMSC Section 606.
2. The plans appear to show the ceiling as a return-air plenum. All materials installed in this
return-air plenum shall meet the requirements of OMSC Section 602 or be plenum rated by
testing.
3. The gas piping shall be tested to ensure that it is gas tight in accordance with OMSC Section
1304.18.
4. A copy of the approved plans shall be on the job site and available to the inspector for
inspection purposes at all times.

Attached is a copy of a February 13, 2002 letter regarding the Cameron Plaza Office Building
and related tenant improvement. Darrel Jones has asked for the value of the second floor tenant
improvement that was not completed, so the City could refund a portion of the permit and be
able to provide a Certificate of Occupancy for the Building/Core work only.
The value of the 2 floor tenant improvement work was $270,170. Please let me know if you

Dear Gary,
I met with Darrel Jones regarding the above permit and discussed the revision to the 2 floor
tenant improvements. The tenant that was originally taking the entire second floor has now
decided to take one half of the first floor. The permit for the project includes both the Shell/Core
and Tenant Improvement for the second floor.
We are requesting that the City of Tigard take out the 2n floor tenant improvement from the
permit, as we will only be completing the Shell/Core work and would want a certificate of
occupancy for this work only.
The Owner requests a credit for this 2 floor tenant improvement permit and understand they
will not be reimbursed for the plan review fees and approximately 80% of the remaining fees.
In addition we have submitted to the City of Tigard the plans for the first floor Tenant
Improvement and request this work be permitted as a separate space.

The City of Tigard Building Division has reviewed the submitted building plans for the above
referenced address in accordance with the Oregon Structural Specialty Code (OSSC), 1998
edition and the Uniform Fire Code, 1997 edition as amended by Tualatin Valley Fire & Rescue.
The plans are approved subject to the following conditions.
1. Plumbing, electrical, mechanical, fire alarm and fire sprinklers will be by separate permit.
Plumbing, fire alarm and fire sprinkler permits will be deferred submittals. Deferred
submittals shall be reviewed by the engineer or architect of record prior to submittal to the
City of Tigard to ensure that the plans are in general conformance with the design of the
building. OSSC 106.3.4.2.
2. Deferred submittals identified on Sheet S0.0 shall be reviewed by the engineer of record
prior to submittal to the City of Tigard for review. OSSC 104.3.4.2.
3. Special inspection as identified on Sheet S0.0 will be by Carlson Testing and structural
observation will be performed by the engineer of record. Reports shall be sent to Hap
Watkins, Inspection Supervisor at 13125 SW Hall Blvd., Tigard, OR 97223. Any
discrepancies shall be brought to the immediate attention of LRS Architecture. Final signed
reports shall be submitted to the City of Tigard Building Division in accordance with OSSC

• 4. Special inspection required by OSSC Chapter 17 is in addition to the inspection required by
OSSC 108. Special inspectors shall leave field copies at the site for review by the. City of
Tigard inspectors. Any discrepancies shall be brought to the immediate attention of the
contractor for correction, then, if uncorrected, to the proper design authority and to the
building official. OSSC 1701.3.

5. Fire - resistive assemblies shall be maintained and all penetrations through such assemblies
shall be protected'with penetration firestops in accordance with OSSC 709.6 through 709.7
and 714.
6. The fire -rated doors into Stairway 110 shall have closing actuation in accordance,with OSSC
713.6.1.
•
7. Exits signs shall be internally or externally illuminated at all times and shall have an •
emergency power source. OSSC 1003.2.8.4 and 1003.2.8.5.
8. The means of egress shall be illuminated at an intensity of not less that 1 foot -candle at the
floor level. This lighting shall have backup power from an automatic emergency system in
the event of a power failure. OSSC 1003.2.9.2.
9. Exit doors shall be openable from the inside, without the•use of a key or any special
knowledge or effort. OSSC 1003.3.1.8.
10. Stairways and handrails shall comply with the provisions of OSSC 1003.3.3.1 through
1003.3.3.7. -
11. Accessible parking shall be installed and signed in accordance with OSSC 1104.1 and ORS
447.233.
12. Handles, pulls, latches, locks and other operating devices on doors, cabinets, plumbing
fixtures and storage facilities shall have level or other shape permitting operation by wrist or
arm pressure and not require tight grasping; pinching or twisting to operate. OSSC 1109.3.1.
13. Mounting heights for environmental and other controls, dispensers, electrical and
communication equipment system receptacles on walls and other operable equipment shall
be within at least one of the reach ranges specified in Section 1109.2, and not less than 36
. inches above the floor. OSSC 1109.3.2.
14. Floor coverings and surfaces shall comply with OSSC 1109.6 for accessibility. .
15. Stairways shall comply with OSSC 1 -109.8 for accessibility. •

16. Doors shall comply with the requirements of 1109.9 for width, maneuvering clearances,
thresholds, closers, hardware and opening force. The opening force for exterior doors shall
not exceed 8 V2 pounds and interior door 5 pounds.
17. Minimum 2A,10BC fire extinguishers shall be provided throughout the building so the travel
distance between extinguishers does not exceed 75 feet. UFC Standard 10 -1.
18. A copy of the approved plans shall be on the job site at all times and available to the City of
Tigard inspectors for inspection purposes. OSSC Section 106.4.2.
19. A final inspection and Certificate of Occupancy is required prior to occupying for the
intended use of this building or parts thereof. OSSC Section 109.1.
