The final inspection was performed and approved on May 19, 2998, by inspectors from the City of Tigard. No tenant spaces are included in this permit, nor shall any tenant improvement be occupied until such time as each space is approved by final inspection of its specific permits, approved for the use intended and provided with a Certificate of Occupancy. The City neither guarantees nor warrants to the owner, occupant or any other person that this letter evidences strict and complete compliance with each and every ordinance or regulation of the City or the State of Oregon affecting the construction or use of said structure or the land upon which it is situated. Deacon Enterprises, Inc. Rick: In gridline 3, we were unable to install (3) anchors per the drawings. Per RFI 30, the engineer approved the installation of (2) anchors per wall. Per the drawings, studs where attached to the Portland steel columns and plywood the 1 ood sheathin was nailed to these studs. Seattle p � sheathing Sacramento Newport Beach Per RFI 41, we installed joist hangers to support the tower wing walls. To insure structural integrity we installed a 4x6 behind the hanger which was ran down to the plate which cover (2) bolts at gridlines 3C and 3D that where not inspected prior. Patriot Fire Protection has visually inspected branch line piping at Tigard Towne Square for obstructions that would limit sprinkler protection. The sprinkler lines in question are clear of the 2X6 joist bracing that appeared to be obstructing them. The sprinkler deflectors are above the top plane of 2X6 bracing and will deliver water around this obstruction. Please note that this is shell protection and all heads are provided with bushed outlets. Once the "build our occurs the heads will be raised up and placed on a 1" tee fitting to accommodate new sprinkler drops into ceiling. This will raise the heads approx. 4 -5 ". Project Number: 6181 Date: August 14, 2007 • Submitted By: Josh Wetterlin • Grid 3 Shear Walls - On sheet S2.1 the two shear walls on grid 3 are required to have 3x6 studs. Per information provided by Eric Huth (SD Deacon) it will be difficult to find 3x6 studs tall enough for this wall. As an alternate it is acceptable to use (2)2x6 studs instead of the specified 3x6. These studs must be nailed together with 10d common nails @ 4" o/c. The vertical joint between the plywood sheets and the studs must align so that each stud only receives nailing from one panel edge. Also, as noted in the plans, plywood is applied to both sides of the wall so vertical joints on opposite sides of the wall must be staggered so they do not fan on the same double stud. To avoid vertical joints it also acceptable to run the plywood sheets horizontal (wall length is less than 8' -0 "). The plywood edges can than be nailed to the 6x6 posts each end (note that for either option interior plywood must be installed prior to erection of intersecting stud walls on grids A and F). In this scenario field studs only need to be a single 2x6. Blocking is required at all horizontal edges and must be minimum 3x blocking. Horizontal joints on the opposite side of the wall may not be nailed to the same piece of blocking. Grid A and F Shear Walls - Additionally the IBC requires that any shear wall with a load greater than 350 Of have 3x6 or (2)2x6 studs at panel joints. In addition to the grid 3 walls mentioned above this also applies to the shear wails on grids A and F; therefore, provide (2)2x6 studs at all vertical panel joints on the north and south shear walls. Nail the studs together with 10d common nails @ 4" o /c. In locating our gas meters we are limited to finding a space that is 4 feet wide and not under a canopy. As the owner would like to have the meters located as close to the utility rooms as possible we currently have only one available location; the southwest corner of the building. As the concrete area to the south of the building is intended to be a patio area for one of the building's tenants the client would like to keep the gas meters out of this area. We are proposing to change the location of the fire riser room door (currently located on the west elevation) to the south wall so we can locate our gas meters on the portion of wall currently occupied by the riser room door on the west elevation. This change affects architectural drawings 2/A111, 1/A111, 2/A201, 3/A201 and structural floor plan drawing on S2.1. As the change does require a minor change to structural details I am sending you a copy of our ASI drawings for review and approval and will wait to hear from you before issuing the official drawings for change to the contractor. Stories: 1 The plan review was performed under the State of Oregon Structural Specialty Code (OSSC) 2007 edition; 2007 Oregon Fire Code. 1) All improvements made to the building shall be inspected prior to covering. 2) Make approved set of plans available for all inspections. FIRE LIFE AND SAFETY / GENERAL Access to exits shall be marked by readily visible exit signs in cases where the exit or the path of egress travel is not immediately visible to the occupants. (Sec. 1011.1) Exit signs shall be illuminated at all times and shall be provided with a second source of power that will provide 1 '/z hours of illumination in case of primary power loss. (Sec. 1006.3) FYI Additional exit signs may be required by the city field inspector to clearly indicate the path of egress.
