December 16, 2005 CITY OF TIGARD Mildren Design Group OREGON • Dan Vasquez 7650 SW Beveland St # 120 Tigard, OR 97223 RE: SHURGARD —NEW BUILDING REVIEW • Project Information • Building Permit: BUP2005 -00631 Occupancy Type: M Tenant Name: Shurgard Construction Type: V -B Address: 15700 SW Pacific Hwy Occupant Load: 36 Area: 1,327 Sq Ft Stories: 1 The plan review was performed under the State of Oregon Structural Specialty Code (OSSC) 2004 edition; and 2004 Oregon Fire Code as amended by TVF &R The submitted plans are approved subject to the following conditions. 1. Deferred submittals such as Fire Alarm, Fire Sprinkler, Truss Joist Shop Drawings, etc, will be charged a deferred submittal fee based on the valuation of the portion of the work being deferred. The minimum fee shall be $200.00. DEFERRED ITEMS: NOT PART OF THIS REVIEW: a. Engineered Trusses Mechanical Plumbing b. Decking Design Electrical 2. Special inspection is required for Concrete and reinforcement placement. The special inspection agency shall furnish inspection reports to the Engineer of Record, TM Rippey Consulting Engineers, the General contractor, and the City of Tigard Building Division (attn. Hap Watkins). All discrepancies shall be brought to the attention of the general contractor for correction. The special inspector shall submit a final signed report stating whether the work requiring special inspection was, to the best of the inspector's knowledge, is in conformance with the approved plans and specifications and the applicable workmanship provisions of the code 1701.3 OSSC 3. The Engineer of record is requiring Structural Observations per sheet SI. The structural observations shall take place after the roof sheathing and roof strapping has been installed prior to covering with any materials Deficiencies shall be reported in writing to the owner and to the City of Tigard, Building Division, attention Hap Watkins. FYI The structural observations do not waive the framing inspection required by code. 4. The main exterior door or doors are permitted to be equipped with key - operated locking devices from the egress side provided: 1. A readily visible durable sign is posted on the egress side on or adjacent to the door stating: THIS DOOR TO REMAIN UNLOCKED WHEN BUILDING IS OCCUPIED. The sign shall be in letters 1 inch (25 mm) high on a contrasting background. 1008.1.8.3 OSSC 5. All exit doors shall be openable from the inside without the use of a key or any special knowledge or effort. 1008.1.8 OSSC 6. In combustible construction, fireblocking shall be installed to cut off concealed draft openings (both vertical and horizontal) and shall form an effective barrier between floors, between a top story and a roof or attic space. Fireblocking shall be installed in the locations specified in Sections 717.2.2 through 717.2.7. OSSC 717.2 7. Safety glazing including but not limited to: the following locations: Each unit of glazing shall be permanently identified by the manufacturer. 2406 OSSC. Some of these locations are as follows: a. Glazing in ingress and means of egress doors. b. Glazing in an individual fixed or operable panel adjacent to a door where the nearest vertical edge is within a 24" arc of the door in a closed position and whose bottom edge is less than 60" above the floor or walking surface except when there is an intervening wall or other permanent barrier between the door and the glazing. American with Disabilities Act (ADA): It shall be the responsibility of the Architect, Engineer, Designer, Contractor, Owner and Lessee to research the applicability of the ADA requirements for the structure. The City of Tigard reviews the plans and inspects the structure only for compliance with Chapter 11 of the OSSC, which may not include all of the requirements of the ADA Approved Plans: 1 set of approved plans, bearing the City of Tigard approval stamp, shall be maintained on the jobsite. The plans shall be available to the Building Division inspectors throughout all phases of construction. 106.3.1 OSSC Certificate of Occupancy: No building or structure shall be used or occupied until the Building Official has issued a certificate of occupancy 110.1 OSSC Premises Identification: Approved numbers or addresses shall be provided for all new buildings in such a position as to be plainly visible and legible from the street or road fronting the property. When submitting revised drawings or additional information, please attach a copy of the enclosed City of Tigard, Letter of Transmittal.
