review. As shown in the accompanying plans and details, tire storage will occur at a height
not to exceed 15' -0 ".

This letter is in response the above mentioned plan review of our new store in Tigard, OR.
The plans have been revised to address your concerns. The items listed below correspond
to each item listed in your plan review.
General Comments
1. Cleanouts will be provided at the base of all building raindrains.
2. The turbine ventilators have been shown on the elevations and cross - sections.
Fire and Life Safety
1. The 2 -hour wall has been designated as a "two -hour high -piled storage area -
separation wall ".
2. The sprinkler system for Room #104 will be designed for "High- hazard commodities"
and comply with Table 81 -A for "500 -2500 sq.ft. Nonpublic Accessible (Option 1)."
3. The authority having jurisdiction for the site design aspects of the fire code
•
regulations in the City of Tigard is the Tualatin Valley Fire & Rescue and Beaverton
Fire Department, Gene Burchill, Deputy Fire Marshal and Plans Examiner. In an
earlier review, he has concluded that the private road to the north of the building
will not be required for fire department access, and is therefore not considered a fire
lane. Therefore, the comment that the downspouts are encroaching into the vertical
clearance for the fire apparatus access road does not apply.
4. See item #3 above.
5. No comment or response required.
6. Aisle widths in Room #104 will be maintained at 44 inches, minimum.
7. The catwalks will be constructed of a "Grip- Strut" type open grating material, which
should not interfere with the hose stream trajectory. Drawings and details have been
included in response to Item #12 below.
8. No comment or response required.
9. Fire dampers will be provided on all duct penetrations through the 2 -hour wall. (See
revised Mechanical Plans.)
10. The openings in the 2 -hour wall have been reduced in length to be no more than
25% of the wall length, specifically, each of the windows from Room #101 to Room
#102 have been reduced in length. (See Floor Plan.)
11. No comment or response required.
12. Included herein please find drawings for the racking system, including details for the
stairs with handrails and guardrails.
Structural Comments
1. No comment or response required.
Disabled Access Comments
1. The height of the coffee maker cabinet has been reduced to 34" to comply with side
reach requirements of UBC Sec. 3109 (b) 3.F.
Energy Conservation Requirements
1. Ground cover under a concrete slab is only required in residential construction.

See the enclosed cover letter and revised drawings by MFIA, Inc.
We hope that we have addressed your concerns adequately. We would also hope that you

Please accept the site and building plans for the above referenced
project for permit review.
While the project was designed according to, and we are submitting
for review under the 1993 Oregon Structural Specialty Code, base on
the 1991 UBC, we hereby request that, for purposes of permit
review, the tire storage portion be reviewed under the revised UFC
Article 81, table 105a, as published in the 1993 Accumulative
Supplements, by ICBO, March 31, 1993.
Please advise if this is acceptable.
