This letter is in response to your letter date October 7, 1997 regarding the plan review for SuperPlay Pizza
Restaurant (BUP# 97 -0364). Each comment noted in your letter is responded to below :
Energy Compliance
I. See attached sheets. The building is meeting the prescriptive path for the new area construction
only (see rear of building).
Note that the lighting used in various areas of SuperPlay Pizza have been changed to conform to
the energy requirements as follows :
a) Toilet rooms will use two 2 bulb F4OT12ES plus fixture with a magnetic energy efficient
ballast in each room;
b) Kitchen will use three 4 bulb F40T12 rapid start fixtures with a magnetic standard ballast;
c) The open portion of the new construction (rear) will use nine 2 bulb F96T 12/HO/ES fixtures
with a magnetic standard ballast;
d) The office/hallway portion of the new construction (rear) will use five 2 bulb F40T12 fixtures
with a magnetic standard ballast;
e) The birthday room portion of the new construction (rear) will use six 2 bulb F40T12 fixtures
with a magnetic standard ballast.
Accessibility
,/The door into the women's room will be reversed such that the door swings out and not into the
- water closet of the handicapped stall.
Standard accessible hardware will be used on all doors.
All counters are at a height of 36" - see detail 3/3.
X The door into the women's room will be reversed such that the door swings out and not into the
ater closet of the handicapped stall.
All thermostats will be located not more than 54" above the finished floor.
Open treads will not be used in the stairs for the mezzanine - see detail 4/3.
' 7 Barrier Removal Improvement Plan is included on plans for tenant improvement. All interior
tenant improvement will conform to accessibility. Exterior plans call for the addition of 2
(9V' handicap stalls with aisle, curb cut and signage.
Fire and Life Safety
(g, The door to the electrical room will be reversed such that the door swings out.
2. The door to the electrical room will be signed with legible letters reading "Electrical Room ".
3. Panic hardware will be installed on the south wall door at Birthday Room #3.
4. A manual fire alarm system will be, installed and plans will be submitted under a separate
electrical permit.
5. see #4 above.

6. Fire extinguishers will be located such that the travel distance will not be greater than 75 feet
from any point with in the facility.
7. All trash dumpsters will not be located within 5' of any combustible construction.
Structural
1. See enclosed plans and pictures. This playstructure is comparable to a McDonald's playstructure
and should conform to similar lateral force calculations and building requirements (i.e.
attachment to the floor maybe required).
2. See the ceiling brace detail 5/4 on plans.
3. No new HVAC will be utilized or installed.
4. No draft stops are required because : i) the entire building will be protected by an approved
automatic sprinkler system and ii) the total square footage is less than 9000 square feet (7400
square feet) and iii) the greatest horizontal dimension does not exceed 100'.
Plumbing Fixtures
1. Per OSSC exception 2902.2 a second drinking fountain is not required in a drinking and eating
establishment such as SuperPlay Pizza Restaurant.
Plan Additions
Also, please find attached 3 copies of the mezzanine framing plan for the new construction in the rear
area of the facility.

Submittal documents for the above referenced project have been reviewed for
conformance with the applicable 1996 Oregon Specialty Codes and other applicable

1. The doors entering the men's and women's water closet rooms shall have an 18
inch wide maneuvering space adjacent to the latch side of the door. OSSC,
Section 1109.9.3, Table 11E.
2. All doors with controls and hardware shall be of the type providing accessibility to
persons with disabilities [OSSC, Section 1109.3]. Hardware on doors shall be
lever or other shape not requiring' tight grasping, pinching or twisting to operate.
Controls shall require a force no greater than 5 pounds -force to activate [OSSC,
Section 1109.3].
3. A portion of the food service counter shall be accessible to persons with
disabilities. Provide an accessible area not less than 36" wide and not more than
36" above finished floor [OSSC, Section 1109.23.2]. Provide a cross - section of
the counter in the revised plans.
A door that swings into an accessible restroom shall not encroach into the
required floor space of any fixture [OSSC, Section 1109.10.2] (Women's water
closet room).

5. The environmental control (thermostat) and lighting controls shall not be located
more than 54" above finished floor for accessible side reach approach or 44" for
forward approach [OSSC, Section 1109.2.3.6].
6. Stairs to the mezzanine shall comply with OSSC, Section 1109.8. Provide
details on revised plans.
7. An amount equal to 25% of the alteration cost shall be budgeted for removal of
architectural barriers within the site and tenant space [ORS 447.241].
A. Barrier removal is determined in accordance with OSSC, Section 111.3,
ORS 447.241 (4).
B. The barrier removal plan shall include exterior improvements.
i) Complete and return the enclosed form with your response to the
items in the plan review letter. •

The door to the electrical room (Birthday 1) in its full open position shall provide a
30 inch clearance from its leading edge to the front of the electrical panel
NFC 110.16.
2. The door entering the electrical room shall be signed in legible letters "Electrical
Room." NFC, Section 8509.
3. The door on the south wall and at Birthday 3 shall be equipped with panic
hardware. OSSC, Section 1004.4.
4. Group A, Division 1.2 and 2.1 occupancies, shall be provided with a manual fire
alarm system, audible and visual alarms, a prerecorded public announcement
message and an emergency power source in accordance with UFC, Section
1007.2.2 and OSSC, Section 1108.4.10.
A. Submit a fire alarm permit application and three sets of plans, component
specifications and battery calculations.
5. In Group A, Division 1.2 and 2.1 occupancies, activation of the manual fire alarm
system shall initiate an approved pre- recorded announcement using an
approved supervised communication system [UFC 1007.2.2.2]. The
communication system shall be provided with an approved emergency power
source [UFC, Section 1007.2.2.3].
6. Provide Type 2 -A fire extinguishers throughout so that the travel distance to an
extinguisher does not exceed 75 feet [UFC Std. 10 -1 3.2.1].

7. A trash dumpster with a capacity of 1.5 cubic yards or greater shall not be
located under or within 5' of combustible construction [UFC, Section 1103.2.2].

2. Suspended acoustical ceiling systems shall comply with the following:
A. Be anchored to resist lateral seismic forces [OSSC, Section 1630.2 and
Table 16 -0]. Provide suspension wires not smaller than No. 12 gauge
spaced at 4° 0 /C, perimeter wires on terminal ends of cross and main
runners at a maximum of 8° from each wall, four No. 12 gauge wires
splayed 90 degrees from each other at an angle not exceeding 45
degrees from the plane of the ceiling with a strut centered and extending
to the structural members supporting the floor or roof above and spaced
12" on center in both directions starting 6' from each wall, and
B. All lighting fixtures weighing less than 56 lbs, shall be positively attached
to the suspended ceiling system [UBC Std., Section 25.213], and
C. #12 gauge wires shall be attached to the grid members within 3" of each
corner of the fixtures, and
D. Lighting fixtures shall have two No. 12 slack wires connected from the
fixture to the structure above, and
E. Ceiling- mounted air terminals or services weighing less than 20 lbs. shall
be positively attached to ceiling runners.
i. Provide details in the revised plans.
3. The attachment of permanent equipment (HVAC) supported by the building's
structural components shall be designed to resist the total design seismic forces
prescribed in Section 1603.2 of the Structural Specialty Code.
A. Provide an engineer's design specifying attachment requirements
[OSSC, Section 106.3.2 and OMSC, Section 304.4].
4. A draft stop shall be provided in the attic so that the dimension between the draft
stops does not exceed 60' and /or 3,000 sq. ft. [OSSC, Section 708.3.1.2.2].
EXCEPTION: When the entire building is protected by an approved automatic
sprinkler system the area between drafts stops shall not exceed 9,000 square
