The plan review was performed under the State of Oregon Structural Specialty Code (OSSC)
2004 edition; National Fire Protection Association, Standard 13 (NFPA 13)2002 edition and the
State of Oregon Fire Code (OFC) 2004 edition. The submitted plans are approved subject to the
following.
FLUSHING
The fire service mains shall be completely flushed before connection is made to the sprinkler
piping. The flow rate shall not be less than the hydraulically calculated water demand of the
system including any hose requirements. Section 10.10.2.1 NFPA 13.
HYDROSTATIC TESTING
All piping and attached appurtenances shall be hydrostatically tested at 200 psi and shall
maintain that pressure without loss for 2 hours. The test pressure shall be read from a gauge
located at the low elevation point of the system or portion being tested. Section10.10.2.2:1 &
Section 10.10.2.2.3 NFPA 13.
GENERAL
1. A key box shall be installed in a location approved by the Fire Chief. The key box shall
be of an approved type and shall contain keys to gain necessary access as required by the
fire code official. Section 506.1 OFC. Please contact Tualatin Valley Fire & Rescue for
key box information at 503 - 612 -7010
2. A supply of spare sprinklers (never less than 6) shall be maintained on the premises so
t•4 that any sprinklers that have operated or been damaged in any way can be promptly
replaced. These sprinklers shall correspond to the types and temperature ratings of the
sprinklers on the property. Sections 6.2.9.1 & 6.2.9.2 NFPA 13.

3. The spare sprinklers shall be kept in a cabinet located where temperatures will not
exceed 100 degrees "F" at any time. A special sprinkler wrench shall be provided and
kept in the sprinkler cabinet to be used in the removal and installation of sprinklers.
Sections 6.2.9.3 & 6.2.9.6 NFPA 13.
4. The clearance between the deflector and the top of storage shall be 18 inches or greater.
Section 8.6.6.1 NFPA 13. The distance shall be increased to 36 inches for Large Drop
sprinkler heads. Section 8.11.6 NFPA 13
5. Sprinklers shall be located a minimum of 4 inches from walls and spaced not less than 6
feet on center. Sections 8.6.3.3 & 8.6.3.4.1 NFPA 13.
6. Clearances shall be provided around all piping extending through platforms,
foundations, walls and floors. The diameter of the hole shall be 2 inches larger than the
penetrating pipe for pipe sizes 1 inch through 3 '/2 inches. The diameter of the hole shall
be 4 inches larger than the penetrating pipe for pipe sizes 4 inches and larger. Sections
9.3.4.1 & 9.3.4.2 NFPA 13.
7. All valves controlling the water supply for, automatic sprinkler systems and all water flow
monitoring devices shall be electrically monitored when the system serves more than 20
heads. Section 903.4 OFC •
8. An approved audible sprinkler flow alarm shall be provided on the exterior of the
building in an approved location. Such sprinkler water -flow devices shall be activated by
water flow equivalent to the flow of a single sprinkler of the smallest orifice size installed
in the system. Section 903.4.2 OFC
9. The system piping shall be braced to resist both lateral and longitudinal horizontal
seismic loads and to prevent vertical motion resulting from seismic loads.
Approved Plans: 1 set of approved plans, bearing the City of Tigard approval stamp, shall be
maintained on the jobsite. The plans shall be available to the Building Division inspectors
throughout all phases of construction. 106.4.2 OSSC
When submitting revised drawings or additional information, please attach a, copy of the
enclosed City of Tigard, Letter of Transmittal. The letter of transmittal assists the City of
• Tigard in tracking and 'processing the documents.

The final version of the site plan (including fire hydrant locations) has been accepted by the fire district. If there
have been any recent changes in the plan, a PDF copy must be submitted for approval by this office. The Tigard
Building Department will be reviewing all building plans including the automatic sprinkler system. The fire district
has no authority to approve or deny the construction of the building or the installation of any fire protection
systems.
You can obtain the application for the required KNOX box by calling 503 - 356 -4700.
The Building Survey form is building information we require for our computer database. It can be downloaded
from our web site at www.tvfr.com. Click on "Departments" and scroll down to and click on "Fire Prevention."
When that downloads, click on "New Construction" and then click on "Forms and Brochures." The menu from
which you obtain the survey form also contains instructions to help you.

I wanted to touch base with you via email, since last week (Left you a voicemail) regarding our Goodwill
Industries new Retail /Donation Center in Tigard, OR. (13900 SW Pacific Highway).
We received the city's SDR notice of decision report and we are also wanting to submit for bldg. permit very
soon, and I have a couple of questions for you.
SDR2006- 00002:
In the report, the city states that prior to issuance of Site Permits a condition of the following must be met:
'The applicant shall provide final written approval from TVFR for the proposed site plan, fire hydrant
configuration and fire suppression system."

Do I need to submit to you our final site utility plan that indicates the location of the fire hydrants
(w/ reflective hydrant marker note) to you in order to receive the final written approval?
I believe our civil engineer (Ray Engel - Westech Engineering) provided the fire flow worksheet to you back in
June of this year, in order to get a prelim. approval of the fire hydrant location so we could initially submit our
application into the city.
Also the fire sprinkler system for inside the building will be a bidder design system. This design /work has not
been awarded to a Oregon Fire Sprinkler contractor yet. We plan on noting on our cover sheet that this will be a
Deferred submittal in accordance with IBC Section 106.3.4.2
(FDC, VAULT AND FIRE LINE TO BLDG. is indicated on our engineers site utility plan - Sized per fire flow
worksheet)
Who do I need to contact to get the order form for the Building Knox Box?
BUILDING PERMIT SUBMITTAL:
Per the City of Tigard Building Division Plan Submittal requirement sheet, they list that a extra set
of the Fire Department Building Survey be provided. What is this survey? Is it a form, I need to fill-
out? If so, how do I get a copy?
We will be submitting as part of the bldg. permit documents a Fire, Life & Safety floor plan as well as a Fire, Life
& Safety Site plan (On the site development plan).
