The plan review was performed under the State of Oregon Structural Specialty Code (OSSC)
2004 edition; and the State of Oregon Fire Code (SOFC) 2004 edition. The submitted plans
are approved subject to the following conditions.
SITE SPECIFIC
• The storage area is considered an Incidental Use and shall be separated from the
Retail Sales area by a Fire Barrier having a 1 hour, fire - resistive rating. Door
openings shall be protected with a minimum 3 /4 hour assembly. Duct penetrations
shall be protected with a minimum 1.5 hour rated fire damper. Membrane and
Through Penetration shall be protected with a minimum 1 hour, listed assembly.
SPECIAL INSPECTION
• Special Inspection: Special inspection is required for items listed on sheet Al. The
special inspection agency of record shall furnish inspection reports to the Engineer of
Record, Daniel Low Engineering and the City of Tigard, Building Division,
attention Hap Watkins. All discrepancies shall be brought to the immediate
attention of the general contractor for correction. The special inspector shall submit a
final signed report stating whether the work inspected was done in conformance with
the approved plans and specifications and the applicable workmanship provisions of
the code. 1704.1.2 OSSC
GENERAL
1. Exit doors shall be openable from the egress side without the use of a key or special
knowledge or effort. 1008.1.8 OSSC
2. The main exit may be provided with locks and/or latches that prevent operation of the
door provided the locking device is readily distinguishable as locked and there is
signage indicating "THIS DOOR TO REMAIN UNLOCKED WHEN THE

BUILDING IS OCCUPIED ". The letters shall be 1 inch high with contrasting
background. Section 1008.1.8.3 OSSC
3. Exit signs shall be illuminated at all times and shall be provided with a second source
of power that will provide 1 '/Z hours of illumination in case of primary power loss.
Section 1011.2 & 1011.5.3 OSSC
4. The means of egress shall be provided with illumination of not less than 1 foot candle
at the floor level anytime the building is occupied. Section 1006.1 OSSC
5. Provide a total of four(4), 2 -A rated fire extinguishers in the new building. The
extinguishers shall be located so that no usable space has a distance greater than 75
feet to the extinguisher. Section 906 & Table 906.3(1) SOFC.
FYI Deferred submittals such as the Canopy Design will be charged a deferred submittal
fee based on the valuation of the portion of the work being deferred. The minimum
fee shall be $200.00. Section 106.3.4.2 OSSC
American with Disabilities Act (ADA): It shall be the responsibility of the Architect,
Engineer, Designer, Contractor, Owner and Lessee to research the applicability of the ADA
requirements for the structure. The City of Tigard reviews the plans and inspects the structure
only for compliance with Chapter 11 of the OSSC which may not include all of the
requirements of the ADA.
Approved Plans: 1 set of approved plans, bearing the City of Tigard approval stamp, shall
be maintained on the jobsite. The plans shall be available to the Building Division inspectors
throughout all phases of construction. 106.3.1 OSSC
Certificate of Occupancy: No building or structure shall be used or occupied until the
Building Official has issued a certificate of occupancy 110.1 OSSC
Premises Identification: Approved numbers or addresses shall be provided for all new
buildings in such a position as to be plainly visible and legible from the street or road
fronting the property. Letters or numbers shall be 3 inches in height with a' /2 inch stroke on a
contrasting background. Section 501.2 OSSC
When submitting revised drawings or additional information, please attach a copy of the
enclosed City of Tigard, Letter of Transmittal. The letter of transmittal assists the City of
Tigard in tracking and processing the documents.
