Beveland, Suite 120 Tigard, Oregon 97223 -8692 503 -244 -0552, voice 503 - 244 -0417, fax dan @mdgpc.com ----Original Message- - Date: Thu, 20 Apr 2006 09:33:18 -0700 From: "Brian Blalock" < brianb @tigard - or.gov> Subject: Tigard Triangle Commons, Building 4 Stu, Thank you for the phone call the other day. I understand your intent. I have a past experience of not requiring property line protection of a TVWD supply line when I worked for another city. TVWD required an additional vault, with DCVA, to be placed at the property line before they would turn on the water to the project. The additional cost to the owner was around $10,000.00. Therefore, the City of Tigard is requiring, for the property file, clear documentation that TVWD will permit an unprotected water supply, to cross a property line, continue underground on private property and enter a building. There will be a DCVA on the Fire Sprinkler Riser above the floor slab inside the building. The 2 sentence, e-mail to Dan Vasquez as a response to Gene Mildren's request appears to require an easement and doesn't address the City of Tigard's concerns. Please provide the City of Tigard, Building Division, a signed letter that clearly describes and approves the conditions described above and a copy of the utility plan, sheet C3.0 ?, with an approval stamp from TVWD. These documents will be placed in the property's permanent file. Sorry for any inconvenience. The site is located at the intersection of SW 67"' Avenue and SW Clinton Street in Tigard, Oregon. • GeoDesign observed the mass grading operations, which included site cuts and fills and retaining wall construction. The retaining wall is located to the north and east of Building 4 and•is a combination lock and load wall and cast -in -place concrete wall. We observed all foundation and floor slab subgrades prior to concrete placement. Crushed rock material for floor slab support, utility trench and retaining wall backfill, and parking lot aggregate base were evaluated by completing in -place density testing. Members of our geotechnical staff observed geotechnical- related tasks identified above on a part- time and on -call basis. The results of our site visits were summarized in daily field reports, copies of which have been provided to the design /construction team members. Areas where test results indicated inadequate relative compaction were reworked and re- compacted until the specified compaction was achieved. Within the limits of work observed and reported during the requested site visits, the above - referenced tasks were completed in general accordance with the plans and specifications and the geotechnical recommendations. 15575 SW Sequoia Pkwy - Suite 100 I Portland OR 97224 I Off 503.968.8787 I Fax 503.968.3068 1 We appreciate the opportunity to work with you on this project.
