Please provide lateral calculations verifying that proposed repair provides minimal lateral force resistance for the area being repaired, and does not increase the force in any existing structural elements by more than 5 %. Please provide flashing detail showing how water will be prevented from splashing up onto non - pressure treated wood sheathing and studs along existing concrete driveway. Permit #2007 -0085 Dear Mr. Spitzer: • The following is in response to the structural review comments from the City of Tigard dated February 28th, 2007: Item 1: Reference enclosed calculation pages A1-A3. For lateral loads on the south wall, a comparison of the wall rigidities in the existing configuration shows that the largest wall segment takes 66% of the total load, and the remaining (6) piers take less then 6% each. In the new configuration, the largest segment increases by 8 %, and the remaining (5) piers • increase by about 1%. However, the replacement of clay tile with wood studs at the southeast corner reduces the seismic dead load tributary to this wall by about 10 %. Item 2: Detail 4/S3 has been revised to show an option for grouted anchor bolts where hollow masonry occurs, which is typically above the existing window heads. It appears that the existing window and door jambs may not have a gap between the wythes or may have been grouted, in which case the epoxy and screen tube would still be an option. There is very little load on this connection, and it is intended only to limit relative movement of the walls out of plane. Item 3: Detail 1/S3 has been revised to show flashing at the bottom of the wall. Please call if you have any questions. The submitted plans are approved subject to the following conditions. Approved Plans: 1 set of approved plans, bearing the City of Tigard approval stamp, shall be maintained on the jobsite. The plans shall be available to the Building Division inspectors throughout all phases of construction. 106.3.1 OSSC Premises Identification: Approved numbers or addresses shall be provided for all new buildings in such a position as to be plainly visible and legible from the street or road fronting the property. Special inspection is required for concrete, welding reinforcing steel, bolting, welded studs, embed plates, bolts in concrete, masonry, soils, structural steel fabrication and erection, adhesive and expansion anchor installation The special inspection agency shall furnish inspection reports to the Engineer of Record, the General Contractor, and the City of Tigard, Building Division, attention Hap Watkins. All discrepancies shall be brought to the immediate attention of the general contractor for correction. The special inspector shall submit a final signed report stating whether the work requiring special inspection was, to the best of the inspector's knowledge, in conformance with the approved plans and specifications and the applicable workmanship provisions of the code. 1704, 1705, 1707, 1708 OSSC The building plans are approved as submitted by the City of Tigard building department.
