The City of Tigard Building Division has reviewed the submitted tenant improvement plans for
the above referenced address in accordance with the Structural Specialty Code (OSSC),
1998 edition. The plans are approved subject to the following conditions.
1. The second required exit at the rear of this space shall be provided with panic hardware.
Panic hardware may be omitted at the main exit door in accordance with the exception in
OSSC Section 1007.2.5 and is provided with a readily visible durable sign with not less than
1 inch letters stating, "THIS DOOR MUST REMAIN UNLOCKED DURING BUSINESS
HOURS."

2. Exit signs shall be located at both required exits and an additional exit sign shall be located at
the entrance of the hall that provides access to the rear exit. OSSC 1003.2.8.
3. Minimum 2A l OBC fire extinguishers shall be provided within the space so the travel
distance to an extinguisher does not exceed 75 feet. UFC standard 10 -1.
4. Additional permits are required for plumbing, mechanical and electrical work. Work shall not
commence on these portions of the project until such time as permits are issued by the City
of Tigard Building Division.
5. A copy of the approved plans shall be on the job site at all times and available to the City of
Tigard inspectors for inspection purposes. OSSC Section 106.4.2.

6. A final inspection and Certificate of Occupancy is required prior to occupying for the
intended use of this space. OSSC Section 109.1.
7. The Certificate of Occupancy and the approved Occupant Load Posting sign shall be posted
in a conspicuous place on the premises and shall not be removed except by,the building
official. OSSC Section 109.5.
8. The walk -in coolers shall bear a State of Oregon approved seal and any refrigeration lines,
compressors or other mechanical attachments shall be reviewed and regulated under the
mechanical permit by the City of Tigard Building Division.

14. OCCUPANCY REQUIREMENTS
a. LIGHT, VENTILATION AND SANITATION:
1. Based on Table A 29 -A the occupant load is 750/30 or 25 which requires
one fixture per sex. This has been met.
2. The mechanically operated ventilation system shall be capable of supplying
occupancy ventilation air in accordance with Table 12 -A during such time
as the building or space is occupied. The anticipated ventilation occupancy
load, specifically for the design of occupancy ventilation, shall be
documented on plans and specifications
b. SPRINKLER REQUIREMENTS:
1. See above request for information.
c. SPECIAL HAZARDS:
1. Storage and use of flammable and combustible liquids shall be in
accordance with the Fire Code. This is a general note. Are there any class
I, II or III -A liquids planned to be stored on site?
2. Devices generating a glow, spark or flame capable of igniting flammable
vapors shall be installed such that sources of ignition are at least 18 inches
above the floor of any room in which Class I flammable liquids or
flammable gases are used or stored. This is a general note.
5. FIRE PROTECTION REQUIREMENTS
a. FIRE EXTINGUISHERS:
1. Both placement and quantify per Fire Marshal. One (1) fire extinguisher
rated at not less than 2A10B:C shall be in an accessible location and in
plain view for every 3000 sq ft of floor area.
b. FIRE SPRINKLERS:
1. The specifications indicate the building is sprinkled. Please clarify if this is
so. This will need to be a deferred submittal. Plans are required for the
sprinkler head modifications.
6. FIRE- RESISTIVE ASSEMBLIES:
a. DEMIZING WALLS:
1. It is assumed that there is at least a one -hour separation between the
tenants. All penetrations must be sealed with the same rating as the wall
assembly.
7. EXITING:
a. EXIT LIGHTING:
1. Any time a building is occupied, the means of egress shall be illuminated at
an intensity of not less than 1 foot - candle at the floor level." This is a
general note that needs to be indicated on the plans.
b. DOOR ENCROACHMENT:
1. The short double acting door encroaches the hallway by more than 1/2 of
the required width. This door will need to swing into the Kitchen area per
OSSC Section 1004.3.4.2.

a. HANDICAPPED PARKING:
1. Please provide a site plan indicating location of accessible parking. This can
be considered a deferred submittal. The City of Tigard shall verify site
accessibility.
b. ACCESSIBLE APPROACH:
1. The rear exit is required to have at least 12" minimum from the edge of the
door to the interior wall when the door has a latch and closer.
