BUILDING DIVISION
I have reviewed the photographs and list of correction items as supplied by the owner
(Jeff Paine) and the following are my comments to each item:
1.) Non pressure treated beam in contact with concrete wall. To avoid
a messy fix with a jack hammer, can a pressure treated post be placed
under the beam and have it attached with hardware to the beam and floor?
I have reviewed the supplied photograph and find that in this
occurrence it is actable for the installation of a P.T. post with a
Simpson EPB66 post base (anchored with a '/s" diameter rod set
into the existing footing with SIKA ICCESR super strength anchor
adhesive) and two Simpson ACE66Z post to beam connections.
2.) Inspector needs to see your calculations or a drawing which
supports the use of a 2"x10" ledger bolted to the concrete wall with
horizontal anchor bolts every 16 ".
The maximum floor joist span creates a loading on the ledger of
490 pounds per 16" spacing (as per sheet 18/24 of the original
calculations). The allowable shear for 1/2" diameter anchor bolts is
670 pounds (min.). Therefore, this connection is allowed.
3.) Five loose horizontal anchor bolts. The nut cannot be tightened,
the bolt won't grab onto the concrete.

holes before tightening the nut? I recommend using SIKA

4.) Sloped anchor bolts. Four anchor bolts were installed with a
downward 30 degree slope from horizontal. Can this remain as is?

It is my opinion that when the bolts are properly tightened that the
30 +/- degree slope will not have any adverse effect on the holding
capacity of the bolt and or the ledger.
