The plan review was performed under the State of Oregon Structural Specialty Code (OSSC) 2004
edition; and 2004 International Fire Code as amended by TVF &R. The submitted plans are
approved subject to the following conditions.
1. Required exits shall be located in a manner that makes their availability obvious. Exits shall be
unobstructed at all times. 1014.2 OSSC
2.' Exits and exit access doors shall be marked by an approved exit sign readily visible from any
direction of egress travel. Access to exits shall be marked by readily visible exit signs in
cases where the exit or the path of egress travel is not immediately visible to the occupants.
Exit sign placement shall be such that no point in an exit access corridor is more than 100
feet or the listed viewing distance for the sign, whichever is less, from the nearest visible exit
sign. 1011.1 OSSC
3. All exit doors shall be openable from the inside without the use of a key or any special
knowledge or effort. 1008.1.8 OSSC
4. Exit signs shall be illuminated at all times and shall be provided with a second source of power
that will provide 1 V2 hours of illumination in case of primary power loss. 1006.3 OSSC. FYI
Additional exit signs may be required by the city field inspector to clearly indicate the path of
egress.
5. Deferred submittals such as Fire Alarm, Fire Sprinkler, Truss Joist Shop Drawings, etc, will
be charged a deferred submittal fee based on the valuation of the portion of the work being
deferred. The minimum fee shall be $200.00. Deferred Items: None Noted

6. Safety glazing including but not limited to the following locations: Each unit of glazing shall
be permanently identified by the manufacturer. 2406 OSSC. Some of these locations are as
follows:
a. Glazing in ingress and means of egress doors.
b. Glazing in an individual fixed or operable panel adjacent to a door where the nearest
vertical edge is within a 24" arc of the door in a closed position and whose bottom
edge is less than 60" above the floor or walking surface except when there is an
intervening wall or other permanent barrier between the door and the glazing.
7. American with Disabilities Act (ADA): It shall be the responsibility of the Architect,
Engineer, Designer, Contractor, Owner and Lessee to research the applicability of the ADA
requirements for the structure. The City of Tigard reviews the plans and inspects the structure
only for compliance with Chapter 11 of the OSSC, which may not include all of the
requirements of the ADA.
Approved Plans: 1 set of approved plans, bearing the City of Tigard approval stamp, shall be
maintained on the jobsite. The plans shall be available to the Building Division inspectors
throughout all phases of construction. 106.3.1 OSSC
Certificate of Occupancy: No building or structure shall be used or occupied until the Building
Official has issued a certificate of occupancy 110.1 OSSC
Premises Identification: Approved numbers or addresses shall be provided for all new buildings
in such a position as to be plainly visible and legible from the street or road fronting the property.
When submitting revised drawings or additional information, please attach a copy of the enclosed
City of Tigard, Letter of Transmittal. The letter of transmittal assists the City of Tigard in
tracking and processing the documents.

Building Review
1 Per Coversheet CSI the "Existing Building Code Information" lists construction type as III -N, B2
occupancy. Per IBC the existing building falls under type III -B with B and S-1 non separated use.
• Per IBC table 503 with 5 - I as our most restrictive use we are allowed 17,500 sq,ft. of building.
Our current building area is 12,474 sq.ft. If necessary we can provide a revised CSI sheet

This letter is to document the accessibility barriers to be removed as required by the 2004 Oregon Structural
Specialty Code Chapter I I. The construction budget for this project is $75,000.00; therefore, 25% of the value
of construction would be $18,750.00.
The existing building was constructed in 1996 and the tenant improvement was completed in 1997. The building
was constructed to be ADA compliant, and the following is a list of areas where the building meets these
specifications. All new work will meet ADA requirements.
I — Parking: The existing parking is striped for (2) two ADA parking stalls. The parking will not be modified.
2 — Accessible entrance: Both of the existing entrances are ADA accessible. The path from the parking to
the entrance is accessible.
3 — Accessible route to altered areas: All existing doors have ADA accessible hardware. All new doors are
required to have accessible hardware.
4 — Accessible toilet rooms: All existing toilet rooms meet ADA accessibility requirements. The toilet
rooms will not be modified.
5 — Accessible drinking fountain: The existing drinking fountain is ADA accessible.
6 — Additional elements: The new will call counter will have 36 inches of accessible counter at 34 inches
high.
