A RESOLUf10N ADOPTING POLICIES fOR ;;TREEf _!MPr,COVCMENT- REQUIRLMEN'fS ON SW 7411.1
AVENUE 13LT'WEL'N BONITA ROAD AND DURHAM ROAD
WHEREAS, SW 74Lh Avenue betwen Bonita Road and Durham Road is riot improved to
full City standards; and
WHEREAS., T.M.C. 18.164.030 requires that street improvements be provided by
developers as condition, of development excef.3t where such street improvements
would n-it: be timely; and
WHEREAS;, the City Council has heard testimony regardinq certain unwritten
understandings roached �4, the time of f-ur'matiun of SW 74th Avenue Local
improvement District No. 27 in 1962 arid pertaining to the timelirriess of street
improvements on SW 74th Avenue; and
WHEREAS, Resolution No. 84-74 provides evidence of a previous City Council's
intention regarding street improvements as conditions of development within
the boundaries of Local Improvement District No. 27; and
WHEREAS, in a workshop meetinl on October 17. 1911ft_ i h, f:r,:.,

Section 1: The City Council adopts the i"ollowing Policy slating to future
development project along S.W. 74th Avenue betweer, Bonita Road and
Durham Road:
I. That developers of properties outside the 1982 LID (SW 74th
Avenue Local Street Improvement Distrir_t No. 27) be required
to construct "two--thirds street improvements" to commercial
street standard per TMC 18.164.030(z). "Two--thirds street
improvements" ;reaps half-s-,-eet plus one travel lane, adequate
to provide for two--way tr•af-fic.
2. That developers of properties within the 1962 LID:
A. Be required to construct half-street improvements to local
street standards,
8. Be required to execute a waiver of the right to
remonstrate against a formation of a future local
improvement district formed for the purpose of increasing

C. Be advised that the future improvement district will be
formed at such time as truck traffic volumes along SW 74th
Avenue w-.. . ,..;,e additional pavement thickness.

4 3. That any development likely to generate Substantial volumes of
heavy truck traffic may be required to construct additional
interim street improvements adequate to accommodate the
expected truck traffic.
Section z: the policy statement above is intended as an advisory guideline
for the approving authority in establishing conditions of approval
for any development along SW 74Lh Avenue between Bonita Road and
uurham Road.
