ORDINANCE NO. 84-30
AN ORDINANCE AMENDING SECTION 18.62 C-G (GENERAL COMMERCIAL) AND 18.64 C-P
(PROFESSIONAL AND ADMINISTRATIVE 01FICE), DECREASING THE FRONT YARD AND CORNER
AND THROUGH LOT SET BACKS AND DECLARING AN EMERGENCY. (CPA 15-84)
WHEREAS, the front yard, corner lot, and through lot setbacks in the C-G and
C-P zones are inconsistent with one another and difficult to administer; and
WHEREAS, the Planning Commission held a public hearing on proposed changes to
the setback requirements in the C-G and C-P zones and voted to recommend that
City Council approve a change in the setback requirements in the C-G and C-P
zone; and
WHEREAS, the City Council held a public hearing on the proposed changes to the
-nerhuck requirements in the C-G and C-P on May 14, 1984, and voted to adopt
the proposed changes to the setback requirements in the C-G and C-P zones.
THE CITY OF TIGARD ORDAINS AS FOLLOWS:
Section 1. Section 18.62.050 (C 1. & 2.) of the Tigard Community
Development Code shall be amended as follows:
1°C. The minimum setback requirements are as follows:
1. There shall be no minimum front yard setback
requirement, however, conditions in Section 18.102
A1Visual Clearance Areas" and Section 18.100
"Landscaping and Screening" must be meta
2. On corner lots and through lots, there shall be no
minimum setback requirement, however, the provisions
of Chapter 18.102 (VISUAL CLEARANCE) must be
satisfied.01
Section 2. Section 18.64.050 (C 1. & 2,) of the Tigard Community
Development: Code shall be amended as follows:
"C. The Minimum setback requirements are as follows:

Section 3. Inasmuch as it is necessary for the peace, health and safety of
the people of the City of Tigard that this amendment be made
with the least possible delay, an emergency is hereby declared
to exist and this ordinance shall become effective immediately
upon passage by the Council and approval by the Mayor pro tem.
