All interested persons were afforded an opportunity to be heard at this uublic hearing and thereafter the Planning Commission filed its report with the City Recorder, a copy hereto attached and by reference rude a part of. The Council ; adopts the following substantive findings: A. That this application is in conformance with the R-7 "Single Family Residential" designation on the NPO 44 Plan which is a portion of the adopted Tigard Comprehensive Plan, and B. That the proposed zoning is compatible with the surrounding neighborhood as determined by the Tigard Planning Commission. SECTION 2: Therefore, pursuant to the requirements of Chapter 18.88 of the Tigard Municipal Code, this request for an amendment to the Zone Map of the City of Tigard is hereby approved subject to provisions of Chapter 18.20 of the Tigard Municipal;Code as embodied in adopted Exhibits "A", "B", and "C" attached and made a part of this ordinance. The zoning designation of the subject property is here-by changed to R-7 "Single Family Residential". A church is a Conditional Use in an R-7 Zone. In this case, the property was annexed to the City by Ordinance No. 78®S8, Boundary Commission Final Order No. 1277 in September of 1978. The septic system had failed and the Church connected to our public system. The same standard applies to Gonzaga Street (Toot 600) . Half--street improvements to SW 72nd to collector street standards will be required. All work in whatever sequence is decided upon shall be allowed while the paperwork is processed for the Zone Change and'Conditional Uss application. PARKING REQUIREMENTS Churches require one (1) space for every six (6) nixed seats or every twelve (122) feet of bench length or every 100 square foot of gross floor area. In this case, future development of this site is contemplated. No figures are provided which enable Staff to calculate -the parking regmired.
