ORDINANCE No. 72 -
AN ORDINANCE AUTHORIZING CONDITIONAL USE(S) ON LANDS OF
Lawrence 14. Bastian & Hilda Bastian in Section 34, T1S, R1W,
Willamette Meridian TIGARD. WASHINGTON COUNTY, OREGON
WHEREAS, the owner(s) of the lands described on attached
Exhibit "A' by reference made a part hereof, has (have) filed
with the City an application for authorization to conduct the
following described conditional use(s) on the said premises; and
WHEREAS, the zoning classification of said lands hereto-
fore established by the zoning ordinances of the City of Tigard
is R-7, Single Family Residential and the conditional use(s)
requested by the applicant(s) may be properly permitted in con-
formity with the said classification; and
WHEREAS, the City Planning Commission on the __ day
of June , 1972 , held a public hearing with respect
to said application and said Commission has recommended to the
City Council that said application be approved; and
WHEREAS, a public hearing before the City Council with
respect to said application was duly and regularly held on the
loth day of July 19--u. and the City Council finds
that no public detriment will result from the granting of said
s petition and that it is in the public interest that said condi-
tional use(s) be authorized,
E NOW, THEREFORE,
THE CITY OF TIGARD ORDAINS AS FOLLOWS:
Section l:. That the following conditional use(s) as defined in
the City of Tigard Zoning Ordinance under the zone
classification R-7, single FamilyResidential , to-wit.

be and the same are hereby authorized with respect to the lands
:i described an Exhibit"A", by referencemade a part hereof, subject .
to compliance with the following conditions:
1. : That the duplexes not having garages each have
two covered off-street parking spaces.
2.` That five (5) feet be dedicated to the City along
Tiedeman Avenue for future street improvements.
3. That a minimum of thirty (30) feet be dedicated to
the City along Fanno Creek as part of the Community's
greenway system.
4. That the roofs be wood shingles or shakes, unless
- specifically changed through the site development

S. That a completed site development plan be
reviewed and approved by the Planning Commission
prior to issuance of building permits.
o. That the driveways and moving area be designed
to discourage backing onto S.W. Tiedeman Avenue.

Section 2: The City Recorder is hereby authorized and directed
to certify s true copy of this Ordinance and forward
same to the applicant forthwith.
Section 3: This Ordinance shall be effective on and after the
31st day from its enactment by the City Council of
the City of.Tigard, Oregon.
