ORDINANCE No. 72 -
AN ORDINANCE AUTHORIZING CONDITIONAL USE(S) ODi LANDS OF R. A. Gray
and company, B. H. Broms and J. C. Broms in s,-ction 2, Township 2
South Ranae 1 West, W.M., ,TIGARD WASHINGTON COUNTY OREGWJN
WHEREAS, the owner(a) of the lands described on attached
Exhibit "A' by reference made a part hereof, has (have) filed
with the City an application for authorization to conduct the
following described conditional use(s) on the said premisest and
WHEREAS, the zoning classification of said lands hereto-
fore established by the zoning ordinanceP of the City of Tigard
is m-4, industrial Park and the conditional use(s)
requested by the applicant(s) may be properly permitted in con-
formity with the said classification; and
WHEREAS, the City Planning Commission on the 21st day
Of ' 19 72, held a public hearing with-respect
to said application and said Co=ission has recommended to the
City Council that said application be approved; and
WHEREAS, a public hearing before the City Council with
respect to said application was duly and regularly held on the
day of April , 19 72 , and the City Council finds
that no public detriment will result from the granting of said
petition and that it is in the public interest that said condi-
tional use(s) be authorized,
NOW, THEREFORE,
THE CITY OF TIGARD ORDAINS AS FOLLOWS:
Section 1:. That the following conditional use as defined in
the City of Tigard Zoning Ordinance under the zone
classification M--4Industrial Park to-wit:
Contractor's office and warehousing.
be and the same ars hereby authorized with respect to the lands
described on Exhibit "A" by reference made a part hereof, subject
to comp).,.ance with the following conditions:
I. That the front 10 feet of the subject property
be dedicated to the City when S.W. Tigard Street
is widened and improved.
2. That the front yard of the subject property be
landscaped and maintained.
3. A dense strip of evergreen trees shall. be planted and
maiaitained within the side yards.

4. A detailed screening and landscaping plan showing the
location, varieties and sizes of trees and plant
materials shall be approved by the City staff. Said
landscaping shall be installed within 6 months after
occupancy of the Phase I building.
5. The Planning Commission shall review and approve
the building and site development plans for Phases
III and IV prior to issuance of building
permits. Greenway dedication and easements shall be
considered by the Planning Commission at the time
Phase II is submitted.
Section 2: The City Recorder is hereby authorized and directed
to certify a true copy of this Ordinance and forward
same Ito the applicant forthwith.
Section c This Ordinance shall be effective on and after the
31st day from its enactment by the City Council of
the City of Tigard, Oregon.
