ORDINANCE No. 71 -
AN ORDINANCE AUTHORIZING CONDITIONAL USE(S) ON LANDS OF Tigard
Masonic Temple Association in Section 2, Township 2 South, Range
1 West, Willamette Meridian, TIGARD, WASHINGTON COUNTY OREGON.
WHEREAS, the owner(s) of the lands described on attached
Exhibit "A" by reference made a part hereof, has (have) filed
with the City an application for authorization to conduct the
following described conditional use(s) on the said premises, and
WHEREAS, the zoning classification of said lands hereto-
fore established by the zoning ordinances of the City of Tigard
is C-3, General Commercial and A-2, Multi-Family Residential
and the conditional use(s) requested by the applicant(s) may be
pronely permitted in conformity with the said classification; and
WHEREAS, the City Planning Commission on the 17th day of
August, 1971, held a public hearing with respect to said
application and said Commission has recommended to the City
Council that said application be approved; and
WHEREAS, a public hearing before the City Council with
respect to said application was duly and regularly held on the
13th day of September, 1971, and the City Council finds that
no public detriment will result from the granting of said petition
and that it is in the public interest that said conditional uselks)
be authorized,
NOW THEREFORE,
( THE CITY OF TIGARD ORDAINS AS FOLLOWS:
Section l: That the folloviing conditional use(s) as defined in
the City of Tigard Zoning Ordinance under the zone
classification C-3, General Commercial and A-2, Multi-Family
Residential, to-wit: to allow a Masonic Temple
be and the ;.same are hereby authorized with respect to tt,a lands
described on Exhibit "A" by reference made a part hereof, subject
to compliance with the following conditions:
1. That the front 10 feet of the property shall be
landscaped and maintained.
2. That the area along the rear property line adjoining
R-7 zoning shall be planted with evergreen trees to
provide screening.
3. That the parking stalls facing the R-7 zoning be
deleted.
4. That a site plan indicating off-street parking,
ingress and egress, landscaping, signing, fencing,
setbacks, and building elevations shall be approved
by the planning Department prior to issuance of
building permits.
5. That a detailed landscaping and tree planting plan
shall be reviewed and approved by the Planning
Commission.

Beginning at a point on the Section line between Sections 2 and 3,
'township 2 South, Range l West, Willamette Meridian, Washington
County, Oregon, 9.09 chains North of the Southwest corner of
said Section 2: thence North along said Section line 3.58 chains
to the center of Taylor Bridge Road: Thence North 380 211 .Bast
1.01 chain: along the center of said road to an iron pin at the
most westerly corner of the tract described in deed to R. M.
Brandhagen, et ux, recorded in Book 166, Page 307, Deed Records,
' Washington County, Oregon: thence South 52 31' Bast 7.04 chains,
along ,the Soithwesterly line of said Brandhagen tract to a stake
on the South line of the said tract, said stake also being a
point on the North line of Freleon Heights No. 2, a plat of record:
thence South 880 55 West along said Northerly line of Freleon
Heights No. 2 and along a Westerly extension thereof, 6.24 chains
