ORDINANCE No. 71 -
AN ORDINANCE AUTHORIZING CONDITIONAL USES) ON LANDS OF
GRARPERS EGYPTIAN TTE.MR et al in Section 2, T2S, R1W,
Willamette Meridian , mIkRD WASHINGTON COUNTY. 2RHG01
WHEREAS, the owner(s) of the .lands described on attached
Exhibit "A" by reference made a part hereof, has (have) filed
with the City an application for authorization to conduct the
following described conditional use(s) on the said premises; and
WHEREAS, the zoning classification of said lands hereto-
fore established by the zoning ordinances of the City of Tigard
is C-3r General Commercial and the conditional use(s)
requested by the applicant(s) may be properly permitted in con-
formity with the said classification; and
WHEREAS, the City Planning Commission on the 20th day
of April . 1971 , held a public hearing with respect
to said application and said Commission has recommended to the
City Council that said application be dis approved; and
WHEREAS, a public hearing before the City Council with
respect co said application was duly and regularly held on the

THE CITY OF T:'CARD ORDAINS AS FOLLOWS:
Section le. That the following conditional use(s) as defined in

described on Exhibit "A" by reference made apart hereof, subject
to compliance with the following conditions:
1. All utilities be underground.
2. Landscaped fencing be installed at least along the

prior to issuance of building permit.

future street improvement.
Section 2: The City Recorder is heroby authorized and directed
to certify a true copy of this Ordinance and forward
Haase to the applicant forthwith.
Section' : This Ordinance shall be effective on and after the
31st day from its enactment by the City Council of
the City of Tigard, Oregon.

That portion, of land in Section 2, Township 2 South, Range 1
West, Willamette Meridian, Washington County, Oregon„ being
more particularly described as follows:

` Xoot 39 of North Tigardville Addition, a duly recorded subdivision
in said County; EXCEPV:ff=EFROM, that portion described as
follows: Beginning at the most Easterly corner of said lot,
said point being in the center of S.W. Walnut Avenue; thence
South 450 West 137.3 feet to wipoint on the Southeasterly line
of said lot; thence North 450 West 92.7 feet; thence North 450
# East 116.5 feet to the Northeasterly line of said lot; thence
South 570 381 East along_;the Northeasterly line of said lot,
95.0 feet to the point of beginning; ALSO EXCEPTING THEREFROM,
