The plan review was performed under the State of Oregon Structural Specialty Code (OSSC)
2007 edition; and the State of Oregon Fire Code (OFC) 2007 edition. The submitted plans are
approved subject to the following conditions.
The issuance or granting of a permit shall not be construed to be a permit for, or an approval of,
any violation of any of the provisions of this code or of any other laws or ordinance of the
jurisdiction. Permits presuming to give authority to violate or cancel the provisions of this code
or other laws or ordinances of the jurisdiction shall not be valid. The issuance of a permit based
on construction documents and other data shall not prevent the building official from requiring
the correction of errors in the construction documents and other data. The building official is
also authorized to prevent occupancy or use of a structure where in violation of this code or of
any other laws or ordinances of this jurisdiction. 105.4 OSSC
Work shall be installed in accordance with the approved construction documents, and any
changes made during construction that are not in compliance with the approved construction
documents shall be resubmitted for approval as an amended set of construction documents.
106.4 OSSC
Work shall not be done beyond the point indicated in each successive inspection without first
obtaining the approval of the building official. The building official, upon notification, shall
make the requested inspections and shall either indicate the portion of the construction hat is
satisfactory as completed, or notify the permit holder or is or her agent wherein the same fails to
comply with this code. Any portions that do not comply shall be corrected and such portion
shall not be covered or concealed until authorized by the building official. 109.6 OSSC
This building is required to be sprinkled throughout. This alteration required sprinklers in the
top and bottom spaces.
Except as specifically permitted by this section egress doors shall be readily openable from the
egress side without the use of a key or special knowledge or effort. 1008.1.8 OSSC
Stairway width: The width of stairways shall be determined as specified in Section 1005.1, but
such width shall not be less than 44 inches. See Section 1109.8 for accessible means of egress
stairways.
Exception: Stairways serving an occupant load of less than 50 shall have a width of not less
than 36 inches. 1009.1 OSSC
Headroom: Stairways shall have a minimum headroom clearance of 80 inches (2032 mm)
measured vertically from a line connecting the edge of the nosings. 1009.2
Stair treads and risers: Stair riser heights shall be 7 inches (178 mm) maximum and 4 inches
(102 mm) minimum. Stair tread depths shall be 11 inches (279 mm) minimum. 1009.3
Dimensional uniformity: Stair treads and risers shall be of uniform size and shape. The
tolerance between the largest and smallest riser height or between the largest and smallest tread
depth shall not exceed 0.375 inch (9.5 mm) in any flight of stairs. 1009.3.2
Stairway landings: There shall be a floor or landing at the top and bottom of each stairway.
The width of landings shall not be less than the width of stairways they serve. Every
landing shall have a minimum dimension measured in the direction of travel equal to the width
of the stairway. 1009.4
American with Disabilities Act (ADA): It shall be the responsibility of the Architect,
Engineer, Designer, Contractor, Owner and Lessee to research the applicability of the ADA
requirements for the structure. The City of Tigard reviews the plans and inspects the structure
only for compliance with Chapter 11 of the OSSC which may not include all of the requirements
of the ADA.
Approved Plans: One set of approved plans, bearing the City of Tigard approval stamp, shall
be maintained on the jobsite. The plans shall be available to the Building Division inspectors
throughout all phases of construction. 106.3.1 OSSC
When submitting revised drawings or additional information, please attach a copy of the
enclosed City of Tigard, Letter of Transmittal. The letter of transmittal assists the City of
Tigard in tracking and processing the documents.
